It is situated on its' own small river island and is set in a truly peaceful paradise. It can only be accessed on foot by crossing a narrow causeway bridge [this is original and made from old stone and being uneven it is not suitable for people who are unsteady on their feet or infirm]. This individual property has a private terrace overlooking the River Dropt and is perfect for al-fresco dinning and relaxing whilst admiring marvellous and idyllic view and sharing precious moments with your family or friends over a nice glass of locally produced wine. The Mill House can sleep five. We have a double and a triple bedroom. Please note this property is not suitable for people who are unsteady on their feet or infirm due to the uniqueness of the Mill House's location being sited on a river island and only accessible across an old stone causeway. There is a lot of deep water around so younger children (under 10 years) would need close supervision. The gite has many original and beautiful features adding to its' rustic and special charm. The old stone walls, original windows and shutters, the large open fireplace and exposed beams enhance the character of the old water mill which together with the tastefully decorated and comfortable soft furnishings creates a warm, welcoming and beautiful ambiance. The mill house front door opens onto a large lounge area with lovely oak beams and grand stone fireplace. There is both a separate dining room, outside dining terrace with spectacular views over the river and a well equipped kitchen in true French style. Outside the kitchen is a small patio area with a BBQ. Upstairs are the bedrooms and a family sized bathroom with separate WC. Please note caution must be taken with using the oak staircase as it is original and very steep. The ground floor is fully tiled, whilst the upper floor has old wooden floors [no heals please]. The Mill House is independently sited approximately 100m from “Le Grande Maison” which was once an old barn, and is now occupied by the owners. The heated pool is situated at the rear of 'Le Grande Maison'. We do have two additional properties at the same address. One is a four bed barn conversion Rose Cottage (search for Rose Cottage Eymet) and the other is a king size bed and breakfast en-suite room in an annexe off of La Grande Maison. If either are let in conjunction with the Mill house then we offer a 25% discount on the total booking amount. If you wish to have exclusive access to the entire estate including the pool, this can be arranged for a 25% surcharge. If this is of interest please indicate at time of booking. The swimming pool is shared with our other guests. This very tranquil and beautiful location is perfect for getting away from it all. It is an ideal retreat for couples or families with older children, people who enjoy fishing or the peace and quiet of an authentic and unique French Mill House on a river. The river attracts abundant bird and wildlife including river mammals and birds, red squirrels, many beautiful butterflies, moths and fascinating insects. The River Dropt has an excellent reputation for fishing and has some very large, prize-winning fish to ready to be caught from your own island garden! Wild flowers, flowering and fruiting trees and shrubs provide a colourful backdrop most of the year. On the island, you will find the lock keepers cottage, which is now a games room for your use containing table tennis and darts You will also find picnic blankets and hammocks for use on the island. We also have a two-man rowboat (and life jackets) you can use. There is a laundry room available for washing. Tourist License / Licencia de turismo N °: 842948432More

Kid Friendly: Yes
Children are welcome so long as they are sensible and supervised. We suggest that they are good swimmers. This is because the property is literally on the river and there is a lot of water around. Smoking is only allowed outside. Dogs are allowed but please contact us for a full list of rules. You will be required to clean up after your dog in all areas, both inside and outside. The grounds are a conservation area and there is no fencing by the river so dogs must be supervised at all times.

About the neighbourhood
The Mill House is located just outside a small hamlet called La Sauvetat du Dropt [1km], & very close to the touristic and beautiful bastide town of Eymet [4Km]. Both Bergerac and Marmande are a short drive away [30 mins]. This is area is famous for its vineyards and there are multiple “degustation” places to sample the locally produced wines of Duras, Bergerac and Monbazillac. The famous wine regions of Bordeaux including St Emilion and Sauterne are within one hour's drive. This special place is not isolated, being close to many tourist hotspots with all local amenities. For example, the Dordogne river flows through Bergerac. You can take a river trip there on Les Gabares. Or follow the river east towards the Vezere valley and Sarlat.
Getting around
We would recommend having a car to explore the area. However, it is an easy walk to the local shop in Sauvetat and there are pleasant walks around the property so you may not wish, or need, to drive every day. We would also be happy to transport people to the local markets as we usually visit these ourselves.
