Upstairs is the family bathroom with a further double and twin bedroom and the fourth double bedroom and ensuite is located around the back of the cottage in the annex which has its own undercover entrance for guests that love to retire to their own space and privacy. The entrance hall has a small fridge, microwave and tea/coffee making facilities and overlooks the Farmhouse courtyard. The cottage will be made up to your requirements complete with linen, towels and all of the basics to get you started. We also have travel cots available on request but ask that you provide babies bedding. High speed wifi throughout the property for those who like to stay in touch with the outside world but look for a place to stay where they can relax and unwind. The cottage is furnished and decorated to a 5 star standard with underfloor heating on the ground floor, radiators upstairs and heated towels rails in all of the bathrooms. The extensive grounds are laid out to give the guests somewhere to sit and enjoy the wildlife, we have dotted benches and a summerhouse by the wildlife lake where you can enjoy watching the ducks, dragon flies, many different types of birds and the beautiful sunsets followed by the bats in the evening. There are a number of dinning sets where you can sit and BBQ or just have a drink and a chat, you are welcome to have a wander around the vegetable gardens and visit the Indian runner ducks and chickens (retired battery hens) to the rear. Interaction with guests
We aim to have the cottage prepared for your arrival from 3pm and as we live on site we are generally around if you need us but we will leave you to enjoy your stay in peace, if you could let us know an expected time of arrival we will be here to greet you, show you around and hand over the keys from then on you can relax and make yourselves at home. The grounds are set out for guests to enjoy the peace and quiet with seating and eating areas and a summerhouse for the cooler evenings. We have a wildlife pond area where we ask that children are accompanied at all times.

About the neighbourhood
The town of Stamford is a 10 minute drive away where you will find one of the most beautiful historic stone towns in England. Burghley House is located on the outskirts of Stamford which is a one of the finest examples of Elizabethan architecture in England and also the home of the popular Burghley Horse Trials which is held in the grounds annually. Rutland water is a 15 minute drive away where you can enjoy sailing, walking or hire a bicycle for the day. There are many fabulous restaurants and pubs to enjoy both in Stamford and the surrounding villages, and some very high end shops in the town or the traditional market to shop on a Friday with a farmers market alternate weeks.
Getting around
It is advisable to have a car at hand as the local public transport only runs every other hour. Stamford does however have its own train station where you can catch a train to take you to Peterborough and on to London, or Stanstead airport in one direction or Oakham and onto Birmingham in the other direction.
