No. 2 Braefoot Cottage is located on the picturesque and private Yair Estate, which is situated on the banks of the River Tweed, in the heart of the Scottish Borders, approximately 35 miles south of Edinburgh, 6 miles from Galashiels, 5 miles from Selkirk and 7 miles from Melrose. The Yair is the perfect base from which to explore all that this part of Scotland has to offer and is ideally suited to those looking to enjoy the outdoors. The famous Southern Upland Way (Scotland's coat to coast walking and cycle route) is a stone throw from the the property and there are plenty of other activities on the doorstep, including Mountain Biking trails, fishing, golfing etc. A Traditional grade 'B' listed stone cottage forming part of the stable block, No. 2 Braefoot Cottage comprises, on the ground floor, of a well equipped kitchen, large sitting room with dining area (and wood burning stove!), Utility room and a WC. Upstairs are 3 bedrooms; the master bedroom (king size bed) with en-suite shower room, a twin bedroom and double bedroom. There is a further spacious family bathroom with a shower over the bath. The property has mains gas central heating and underfloor heating in the kitchen. There is a large enclosed garden and shared use of an old stable where guests can are bikes, walking equipment, fishing rods etc. The property has everything you might expect as part of a high end holiday let including a Smart TV (Netflix, iplayer, Amazon Prime etc), wireless internet, iron and ironing board, washing machine/dryer, dishwasher and a very effective wood burner. Al linens are provided along with dishwasher tablets, washing power and all the logs you may need. The property is let as a whole and guests will also have access to a Tennis Court (shared with guests staying in the other properties on the estate). The property also comes with a permit to fish for trout on the Tweed and guests will have access to the private stretch of water at The Yair. Simon Fishing may be available, at additional cost, during the months of August though to November. Guests are free to roam wherever they like on the Estate and discover the river, walled garden and the many walkways - there is a lot to explore. There is a working farm so we ask that guests take care if nearby. Rental is fully inclusive of linen, towels, logs etc and the cottage comes fully equipped with all white goods (dishwasher tablets and washing powder provided), TV, DVD player and wifi. Pets that are well behaved are allowed at no extra cost but we ask that they remain downstairs and do NOT enter any of the bathrooms or bedrooms. More

A clean, warm, cosy cottage in the centre of a stunning private estate. The nearby waterwheel cafe is well worth a visit.

Absolutely perfect for our family of 6 adult 2 babies and the dog. Great little walks and perfectly located. Loved our time there.
