Combining one or more of our three cottages gives you the best of everything as they are situated together around the courtyard and benefit from the large communal living area in The Barn (our largest cottage) where people can gather, but provide your own private space in your own cottage when required. So you have the benefit of close proximity to the rest of your party, be it friends colleagues or relatives and the facility for private time if required ! If you are visiting in a large group, you may be interested in hiring the local Village Hall as a venue for a Celebration, Family Gathering or Party. The cottages briefly comprise - The Barn - with its double room and twin room Helm Cottage - with its king room Herdwick Cottage - with its double room. The Barn (our largest cottage) makes a great communal area for large groups with its roomy open plan living area, but using all the cottages also gives families their own space for the occasional nap or peace and quiet ! If your group consists of more than 8 people, we will be happy to assist in organising nearby accommodation for some of your party, or if there are additional children, we have a couple of spare mattresses and travel cots for smaller guests depending on their ages. Speak to us for further information. ELECTRICITY IS NOT INCLUDED IN THE RENTAL CHARGE - THIS IS CHARGED AT 20p PER KWH, (in cool weather this is usually no more than £5 per cottage per day depending on use of heating/appliances/oven etc - often less). This is payable by debit/credit card (details taken on arrival) or can be taken from the £50 refundable deposit which is payable on arrival and returned within a week of departure by BACS. PLEASE NOTE: We are happy to accommodate up to 2 well behaved dogs, but unfortunately, aren't able to accept any other types of pets. Please confirm before arrival if you are staying with dog(s).More

Interaction with guests
We look forward to welcoming all our guests and work hard to ensure everyone has a relaxing and enjoyable stay. We live on site, so are usually around when you arrive to settle you into your cottage. If you need any assistance during your stay or have any questions, please don't hesitate to ask. We prefer to leave guests to enjoy their time here but do love getting to know everyone as part of our 'extended guest family', although we do appreciate that some people prefer their privacy and don't enjoy socialising as much. Similarly, we do try to find a little relaxation time in the evening, so request that guests contact us during 'office hours', unless of course there is an emergency !

About the neighbourhood
Penrith is our local market town, conveniently located (only 20 mins away) - close to the M6 motorway and on the main west coast railway line. Although it is only 6 miles from stunning Lake Ullswater it doesn't live from tourism like Keswick or Windermere. It is a great place for food with lots of cafés, restaurants, pubs, a farmers market, old fashioned grocers shops and modern supermarkets. Near Penrith is the Eden Valley with Lacy's Caves, Long Meg & her daughters, Coombs Wood and attractions such as Eden Ostrich World, Penrith Laser Wars, Eden Soaring (gliding) as well as the South Tynedale Railway, the Hub museum & Nenthead mines up in the North Pennines.
Getting around
The Eden Valley is a destination in itself and is one of England's least populated and most un-spoilt landscapes. It has wonderful opportunities for walking, cycling, visiting historic houses, enjoying the wildlife and even stargazing. It is within easy reach of Hadrian's Wall, as well as the spectacular Lake District and the wild walking of the Pennines. There is plenty to do even around the village and local areal - look out for red squirrels, barn owls, badgers, deer and many other animals and birds. Some of the fine local houses include Acorn Bank, Hutton in the Forest, Dalemain and Lowther Castle. Why not journey on the Settle-Carlisle railway or boat on Lake Ullswater to name a few possibilities !
