In august 2013 and 2014 we took our family holiday at il Gabbiano. For us it was the perfect place to stay, because it offered everything we were looking for.
Il Gabbiano is run by an Italian family, that breaths hospitality: it is cosy, friendly and homely.
We took breakfast and diner there: all very typically italian, prepared by "la mama". Breakfast was plentifull and diner delicious, that is if you like italian homecooking prepared with fresh vegetables from the garden.
Facilites are great: a tenniscourt (concrete), a huge swimmingpool and a basic gym. Biking is also a possibility.
We stayed in an appartement: two rooms, connected with a kitchenette and two bathrooms (a luxury with two teenagers)
We visited various locations in Tuscany and Umbria: with a highway next to the hotel, you get around quickly; we went e.g. to Sienna, Florence, Arezzo, Gubbio, Perugia, Rome, Chiusi, Montepulciano, Assisi, ... Lake Trasimene itself offers lots of beautiful sites and villages. The view from the hotel over the lake is great, the highway bearely noticeable. To top it all, this hotel offers in fact great value for money.
The insects mentioned on tripadvisor by other reviews, were indeed a bit of a nuisance but only for a couple of nights in 2013 and as long as you keep you're lights out in your room, when the window is open, there isn't a problem at all.
We certainly enjoyed a perfect family holiday there!

The hotel is located at about 10 min drive to passigano and a good base to visit the area.

We stayed with our 2 kids in the hotel for 12 nights. We had booked a studio type room (with kitchen). We hoped to have a seperate room for the kids, but in the studio you have 2 types. We had a 1 major room with 4 beds. If you want to book, it is better to ask for a room with seperate sleeping places.

The hotel itself has a very friendly staff. You get a very warm welcome and the staff is always there to help you if you have questions or have need for a certain service. This is really excellent. You feel at home form the first hour.

The accomodation of the hotel is basic and a bit old fashionned. With little effort it can look more modern and up to date with current standards (f eg reception is really old fashioned and very little light inside,) Parkingplace is no problem and in front of the hotel.

The rooms itself was big and comfortable. We even had a nice terras. The room has all the basics you need. (TV is rather small and mostly italian channels)

WIFI is free but the internet is a real disaster. It is better not to have internet than provide a very poor connection. This was really frustrating.

Breakfast itself was in buffet and contained the basics (bread, cakes, eggs, bacon, croissants, yohurt, fresh fruit, etc). Only when you take breakfast late, the buffet is not refilled and you have to take what is left. Quality of the breakfast is ok.

The dinner: in the morning you have to choose between 2-3 starters, 2-3 main dishes,. There is also a buffet with vegetables and a nice choise of wines and drinks. If you don't like you can choose to eat at the pizza restaurant (which is excellent!!) The food in the main restaurant is made by " la mama". The food is good, although other clients metioned it was less good than the years before. We missed variation in the pasta's (always same flavours) and main dishes. A plus is that la mama was always open for slight changes in the proposed dishes.

desserts were excellent.

A big plus is that you can always take breakfast and dinner outside at your personal table.

The swimmingpool is ok. A lot of space arround the pool and a big pool where kids can jump and play. At the pool there is a bar where you can eat and drink.

Besides the pool, you can play tennis, rent a bike. At the evening there are no other things to do. You better visit the city after dinner.

Conclusion: a good hotel if you have plans to visit umbria or when you are looking for a quiet hotel to rest at the swimmingpool.

Price/ quality is ok.

It's March and cold outside. One night we even saw snow on the gravel outside our window. This is a good test of what is after all a basic, family hotel, "Will it be warm?" It is. The last time we came it was in the season so we are pleased to recommend it "out of season" too.

Because we can only eat one full meal a day, we usually save our hunger until the evening and eat at the hotel's pizzeria (much more than pizza) but the hotel restaurant is open at lunch time and mama is in the kitchen producing home made pasta amongst other delicious dishes. If you intend to be out in the car visiting the sites of Tuscany and Umbria this is a very good place to stay. Inexpensive, comfortable, kind family and very good food.

Lago Trasimeno is full of water after so much winter rain, making Passignano very popular at the weekend.

Room tip: Ask for a room at the back. It's quiet and usually costs less. You can see the lake when you are outside!

In Umbria you just need a place to sleep. Everything else you'll find it around you. Altough situated just next to a main road, from here everything you wish to visit is quickly accessible. The variety of food could be better but this is more than compensated by the polite and correct staff.

We stayed with 'Johnny' and his family on a recommendation from friends in the area. At the time we were only going to stay one or two nights and then do some travelling around..... we ended up staying five nights, travelled away and then came back for another three nights... Without a doubt the highlight was the care and attention that the family put into making you as comfortable as possible on countless levels. The cleanliness of the rooms, delicious food, and the smiles that greeted us were priceless. Johnny was so knowledgable on all aspects of what to do and where to go in the surrounding area...a fantastic introduction to our first time in Umbria! It was actually quite sad to leave! We hold them all in our hearts and cannot thank them enough for their kindness and consideration, not only for ourselves but also the friends and family that we brought back on several occasions to share with us the wonderful food, generousity of spirit and authenticity that Il Gabbiano represents.
