Overall, we really enjoyed our stay, but I do hope the villas get modernised.
Having stayed in the hotel in the past, I expected the villas to be modernised in the same way. I brought friends to stay with their young children and we were all disappointed on entering Villa 34. It was dark, old fashioned and smelled musty (we may have been the first guests for the season). We had a three bedroom villa each with twin beds, with unwashable blankets and not modern duvets. We also requested 3 cots with full mattresses, but there was only one there, so reception had to send for two more, but they had no more mattresses. The hot water was hit and miss, even after maintenance looked at it. As the week went on, we made it our home and it was nice to have our own quiet space. The cleaning staff called every day and were very good. The kitchen was well equipped for making snacks. The gardens are lovely, with direct access to an amazing beach and boardwalk. The pools are well maintained and lots of inflatables are available for kids to use. A playground in a shaded spot would be a nice touch. We had breakfast in the hotel each morning, which was very good, with plenty of hot and cold options.
This sounds quite negative, but I just want it to develop. The staff are great and I will return to the hotel.

We stayed in a villa for 7 nights in the hotel in December 2017.
The villa was right on the ocean with a great view. The villa was big, with two bedrooms, a small living room, a dining area and a kitchen. However, the villa was quite outdated in design, and could use an overhaul. Also, the hotel public areas were somewhat outdated.
We stayed in the winter, so some of the facilities were closed, such as the kids club and outdoor pools. However, the hotel has an indoor pool, which was nice albeit a bit small.
The breakfast buffet is nice, and the food selection is good (though nothing fancy). In the week that we stayed here, the breakfast buffet had exactly the same food every single day.
There's not that much to do in the direct vicinity of the hotel, especially if you don't have a car. There's a bowling alley next door, and mini golf in the hotel. From the hotel, you can walk along the beach.
By the way, even though the hotel does have free WiFi, it doesn't work in the villas.

Just home from a stay in Dom Joao villas. Have stayed in the hotel for the last 10+ years but decided on a change. We are a group of four ladies who come to play golf on the pestana courses every year at this time for the past 12 years. We thought we would like somewhere to relax after golf so decided to chose a Villa which would give us a sitting area. This would have been a perfect choice except for the fact that there was a double bed in one of the bedrooms when we were expecting two sets of twin beds. One of our group had to sleep on the sofa bed which meant putting the bed in and out all week which was a pain. I asked for the double bed to be changed to two singles but they said it couldn't be done even though I know there are twin beds in the hotel that can be put together to make double beds and visa versa. Double bed not ideal for a group of adults. An easy thing to remedy I feel.

The other minus point was that although the Vila had obviously been refurbished it had not been refurnished. The sofa and armchair might have been shampooed because they had a musty smell off them and in fact felt damp.
Other than that the villa was a very good option for us and if they could give us 4 single beds we would definitely think about booking it again as someone in the group having to sleep on a sofa bed for the week is not good enough. The kitchen was well equipped, bathrooms were very good, and plenty of cupboard/wardrobe space in bedrooms.

Just booked a week in a standard twin bedroom. Very efficiently run hotel from all aspects from reception, bar and waiting staff, chamber maids and gardeners etc. Hotel kept very clean both in and out. Room large enough with small fridge and good shower, a/c and heating. Large pool and grounds and plenty of sunbeds with trees around providing shade. . Good choice for breakfast both hot and cold. Entertainment on 3 or 4 nights a week. Hotel just requires a bit of up grading refurbishment in some areas however would still recommend friendly staff and a great location fronting the beach and boardwalk along the very long beach to the nature reserve/harbour. We were only B&B so ate out in the village at nights where there are numerous good restaurants particularly if you like seafood!

Room Tip: Rooms at front have a view of car park and do not get the sun. Back have garden/sea views

Stayed at the Pestana Hotel Dom João II, Praia de Alvor, for a lovely week in the sun
We stayed in a 2 bed superior Villa ( No 54) and it was lovely. Very spacious, our room had double bed and on suit shower room while our teenage girls had a good sized twin room. Additional family bathroom meant hubby didn't have to queue for his turn.
Surprisingly quiet and relaxed for a family hotel.
Villa not at all dated as some have said, Room cleaned daily and the maid was lovely.
Used the pool a couple of days and it was really nice, but with the stunning beach so close, we spent most days there. £24 Euro for 4 beds and umbrellas. (6 euro each for the day or 4 Euro for half a Day)

We didn't eat at the hotel, we did use the Ocean bar/restaurant on the day we arrived It belongs to the hotel but is just outside the gate on the beach it was nice enough.

Plenty of great restaurants in the town of Alvor. The restaurants nearest the harbour are expensive and over priced in my opinion, but the view is lovely at sunset. Some lovely little gems to eat at if you wonder down the side streets in town. The Fish and seafood is fab everywhere. Used a few restaurants listed on trip advisor and all were really nice.
Would book the hotel/villas again and definitely come back to Alvor.
