The Good: Great staff, yummy breakfast, 24 hour cookies and pastry, soft sheets, pretty house.
The Bad: There is Nothing in the area where the house sits. Most of the hotels are at the bottom of the hill next to all of the area attractions and restaurants. We walked ALOT....and when we just couldn't face walking up the hill one more time, we Ubered.
The Ugly: This house sits on I-95. If your room faces that direction even the a/c on max, sound machine on and TV on won't block the noise.
We thoroughly enjoyed Providence. Tour with Deena and RISD Museum.

Thank you for taking the time to post a review of your stay with us in Providence. We are delighted that you enjoyed the staff, baked goods, and our sheets. The inn is located approximately a 1/2 to 1 mile from attractions and restaurants. There are two other hotels that are only 1 block away from us, as we are located in the Smith Hill section of Providence. The day after your arrival, our office manager was able to rearrange the room assignments to move you to a room that wasn't facing the highway. We hope that you will join us again in the future!

We stayed one night at this jewel of an Inn. It is an old brick multi level guest house. At first glance it is quaint and awkward. However, it has really all the creature comforts with a staff that is quite committed and dedicated to guest satisfaction. There are all little nooks and crannies to rest your feet, a delicious and homey breakfast and a really family appeal. It was walking distance to many places and if you have the opportunity go see the State house. I recommend this lovely place if you are in Providence and want more of a traditional experience.

Room Tip: There are no elevators and trecherous steps. If you are physically challenged get a room on the first floor.

What a special place! Every detail cared for. Comfortable, clean, quaint B&B in great location. Food exceptional and baked goods beyond!!!! Only complaint is noise from highway. Can’t help location but not able to open windows because of it. Perfect otherwise. So much cozier than a cold hotel.

We stayed here for one night while our daughter went to the orientation at Johnson & Wales University. The B&B is tastefully decorated and very welcoming. I must say that the whole place was spotless and well maintained - most important to me when I am selecting a place to stay. The property is located adjacent to a major highway but you do not hear any noise from indoors, however if you wished to sit at one of the quaint tables set up on property, it is very noisy. There are stairs to the upper floors, so if this is an issue for you make sure you mention when booking.
Room: D5- Superior King :We stayed in a room with a "king" (it was two beds put together), extra twin bed, two comfortable wing chairs, fireplace, wood flooring, television, 3 large windows & private bathroom. My hubby slept well, but I found the bed a bit too firm for my liking. It was a pretty room, nice and bright.
Breakfast is 7:30 to 9? Coffee/tea and home made baked items, fruits, continental items as well as a prepared hot breakfast served to you at table. The dining room was a bit tight, but had a few tables to seat couples and a large table where you can sit and converse with other guests - my favorite when traveling whenever possible.
Parking - There are about 5 spots on property and street parking when at capacity. We had no problem getting street parking up front.
Overall, we felt it was a great place to stay, staff was welcoming and we will return.

Room Tip: Upper floor accommodations will require you to go up long sets of stairs, so be aware - no elevator.

Notes: Breakfast during the week is 7:30-9:30 am and weekends 8-10 am. We have 8 on-site parking spots and an overflow lot located 1 block away. We do not recommend our guests park on the street overnight because it is by city permit only. You will get a ticket.

This hotel was a dream come true. The location was a 15 minute walk to the town water fire area and 25 minutes to brown college. There is a really cute common room with cakes for the guests as well as cookies at the front door. The breakfast was wonderful we enjoyed a cheese and sun-dried tomato omelette, there was other food tool yogurts, toast, juices, cereal etc. The bedroom was large and so light and airey. The bed was huge. There was 3 of us so a double bed and a single. It was very comfy. The staff were wonderful. This is a great place.
