We had wanted to stay here since our time at BYU 20 years before, and it lived up to its billing. The room was clean and beautiful, quaintly tucked into the attic. We stayed in the Eagle's Nest. Breakfast was also very good and the service great.

I don't want to be overly nitpicky, but there are a few points that in themselves are no big deal, but put together put a bit of a dampener on our stay here. We stayed in the Seaside Retreat, not a bad size at all, but previous owners put in a ridiculously big bubblebath, so the bathroom eats away quite of a space of the room. I understand that it would be a huge cost for the current owners (since 2 years) to remedy that, but there are a few things that we found a bit impractical:
There's only one nightstand and one reading light next to the bed (for us that's a big deal!).
There are 2 chairs and a table and 2 more chairs in the room, the available space could be used more efficiently.
There is only one cupboard in the room and most of the space is taken up by the tv. You have to hang your shirts and trousers from a rod in the corner.
The drawers in the one nightstand were filled with booklets and clean linnen, we had to clear them out to make space for our clothes.
They have 9 rooms and only 1 diningtable, so the guests have to eat in shifts. That's understandable, but the breakfast time for our first morning was set at 9.30 AM. Luckily they were able to accomodate us to an earlier time the remaining 2 monings.
We're early birds and would like to eat quite early to make the best of our day.

On the upside:
It's clean
You can take free bottles of water
It's in a very good location, close to the lively center of Provo, but in a quiet neighbourhood.
There's ample onsite parkingspace.
Breakfast is nice.
Staff is friendly, albeit a bit aloof.
There garden is very well kept and there is a table and some chairs the guests to use and being from Northern Europe we like to make the best of the warm weather in Utah.

When you arrive in a B&B you want to feel welcome, e.g. How was your trip? Took it long? In this B&B the first question was what our name was. We booked in January and were the only guests arriving that day! The second question was if we wanted to pay for our stay, please. We have been in a lot of B&B's in the States, but this one was rather unwelcoming. The room (Seaside Retreat) was big enough, had a jacuzzi, but unfortunately no closet to put your clothes in. The are two hangers under a shelf which you can use. The is also a set of drawers which is already occupied with bibles and clean bedlinen. When you are on a three weeks vacation you probably have more than two pieces of clothes, an issue though. The is a nightstand, but only one. So your partner should manage without this and does not have a reading lamp. Breakfast is nice but nothing special. You can sit outside, there are two chairs and a table, not that much for nine rooms. The day we left, the owner was surprised that we said that we had to check out and head to the airport. Looks like this B&B does not know which guests are coming and leaving. I gave three balloons because two and a half is impossible.

Speaking as the owner of Hines Mansion, I must say that this review came as quite a surprise. Our friends from the Netherlands seemed quite happy during their stay with us. Upon check-in, each guest is given an information sheet that includes a phone number to call for ANY questions or problems that arise. If these guests had simply alerted staff to their concerns, we could have remedied them to the best of our ability. We received no such requests. We chatted quite a lot with these guests during their breakfasts with us. In person, they said they loved the dishes that we served. Most guests say that our Lemon Ricotta Pancakes, Stuffed French Toast, Basil Egg Bake, ect., are indeed special. In terms of departure, I am puzzled at the comment about seeming surprised they were leaving. At their departure, my daughter offered to print boarding passes for them, and upon finding out that they had already checked in with the airline, she showed them how to use their phones as their boarding passes. We wished them safe travels, and they seemed to leave happy.

We had car trouble and could not make our May 16 reservation. Katie was wonderful and canceled our reservation that day with no charge. After getting back on the road the next day my wife called and asked about availability for May 17. Katie said the same room was available. When we arrived there was a small problem due to a recarpeting issue. She gave us an even better room at no extra charge!! Wonderful stay to start our trip to Canada. We had a very nice dinner at a restaurant recommended by Katie, then wondered around the downtown area. The breakfast was delicious as I love pineapple. My wife and I will certainly return for an additional visit for more time to explore the Provo area. We highly recommend this B & B.

My husband and I ,plus another couple stayed for one night while traveling to Utah parks.We had the Butch Cassidy room with king bed, private bath, and seperate entrance. The soaker tub/shower was right next to the bed, but I enjoyed the relaxing soak. Staff was very hpful and friendly. Snacks, coffee, tea, water always available. Breakfast was delicious Bananas Foster French Toast with fruit, yogurt and granola. Highly recommend this b and b.
