My husband and I enjoyed a 4-night stay in this beautifully appointed bed and breakfast. The minute we arrived, we felt warmly welcomed by our host, Linda, who directed us to our room, the Texas Special.

All the rooms in the main house are on the second floor, and each has a private bath with claw-footed tub/shower combo. The tub is quite roomy but can be tricky getting in and out of since there are no hand rails. It's quite helpful that there is a plastic shower mat available for showering.

The Texas Special has a private balcony perfect for enjoying a cup of coffee in the morning or relaxing at the end of the day. The room, which was originally the master bedroom, is very private and quiet. There is also a small, attached room available with a twin bed which makes it a nice option if traveling with a child/guest. It's only used when reserved along with the Texas Special.

The upstairs guest rooms all have window unit air conditioners and ceiling fans. The main floor, where the dining room is located, is centrally heated and cooled. The bedrooms are very spa-like and calming, and fit perfectly with the style of the house, plus the sheets feel heavenly. The hosts live on-site in the 3rd floor apartment that has a separate staircase leading from the main floor. There is a TV in each guest room plus a small refrigerator, and Wi-Fi throughout the house and on the porches.

Breakfast was served at 9:00 am each morning. Coffee/hot tea is available at all times with a Keurig coffee maker in the dining room. Our host, Stu, provided the sumptuous breakfasts. Every day there was a different offering, such as biscuits, toast, jam, bacon, quiche, French toast with home-baked bread, oatmeal bake, and/or sausage-egg casserole plus juice and fresh fruit.

The house is within close walking distance of the historic downtown area where there are several restaurants and shops. I recommend a stop at Honey's for wood-fired pizza and at Amy's Ice Cream next door. The burgers at Coach Q's Social Club are also very tasty.

During the day we visited area sights including the Painted Churches near Schulenburg, Monument Hill State Historic Site in La Grange, Heritage Historic Society Home in Smithville, and many other places. April at the visitor center/railroad museum in Smithville gave us great tips and offered plentiful brochures for all kinds of activities. We even saw an original play at the Smithville Playhouse. After exploring the area each day, we would recharge at the Katy House and enjoy the peacefulness of Smithville.

I encourage you to come stay at the Katy House. Linda and Stu will make you feel right at home.

Room Tip: Well-trained dogs are welcome in the Conductor's Quarters and the Katy Tower (not in the main house). There is a bark park a block away.

We live 2 houses down and had an overflow of family for 2 sons graduation weekend. We put family in 4 of the rooms there and they could not have been more complimentary of the rooms, the mattresses, pillows and excellent period furniture and bathrooms. Wonderful place to enjoy Smithville! You can walk to the Antique Shops (1 block over), restaurants and bars. Would highly recommend.

Room Tip: Garage Apartment has a mini kitchen if needed.

We stayed a night at the Katy House after camping in Bastrop and had the absolute best time. Despite living in Austin, we had never explored Smithville and the B&B owners steered us in the right directions every time. Upon arrival, Linda had multiple recommendations for us, all within walking distance from the Katy House, and all great experiences. The jacuzzi tub in the Katy Tower made the entire stay worth it alone. Stu made us breakfast the next morning, including the best toast I've ever had. We'd absolutely visit Smithville again simply to stay here.

My wife and I stayed at this charming little B&B (it was our first ever) and it was nothing short of amazing. We loved every bit of the small town feel, antique shopping, seeing the Hope Floats house and ultimately the feel of simplicity from the busy city life. Our best part of the trip was staying at the B&B. We honestly felt like we were at home! The beds were more comfortable than our own, the bedroom balcony gave off a nice cool breeze and the breakfast in the morning was awesome! I'm still trying to figure out how to make those Jalapeno Grits! Linda was such a sweetheart and was so easy to talk to, it felt like talking to a dear friend :) We would definitely visit again!

My daughter and I stayed at Katy House for our first Round Top trip. The house was very nice and we enjoyed meeting Linda. She's a great host with good advice about Round Top, the local antique stores and dining in Smithville. We enjoyed talking with the others that were staying there for Round Top too and enjoyed our breakfasts. The bed in the room was great--so comfy. I'd definitely stay at Katy House again!
