We were traveling the Finger Lakes region the end of August and had booked a room at this B&B based on it's reviews. Wow were we surprised, never expecting such luxurious accommodations. Our suite was huge, beautifully decorated, comfortable and spotless with a large fully supplied bathroom. The innkeepers, Bill and Lynn, were wonderfully helpful as well as gracious, supplying us with lots of information and history about local restaurants and attractions. The breakfasts made by Lynn were outstanding; so filling that you often didn't feel the need to eat until dinner. Our hosts were also so accommodating of any food allergies and food preferences. The common areas were spacious, beautifully decorated and filled with books, magazines, videos, puzzles and the like. There's a hot tub behind the home in an enclosed gazebo and fresh cookies every afternoon; a Keurig close by with all sorts of coffee and teas. We hated to leave and look forward to going back in the future. Truly relaxing!

Your search is over…this is the B & B to book for your Finger Lakes stay. Lynne and Bill are the most amazing hosts. The gourmet breakfast, prepared by Lynne, is fantastic. I truly cannot put into words how great the food was every morning. There were also fresh baked cookies every evening. The amount of local knowledge they provided us was invaluable, they provided great recommendations on food and activities in the area. They went above and beyond to accommodate our busy tour schedule. The Inn is well kept and full of history. The rooms very clean, comfortable and the Wi-Fi was very good. The common area had a nice choice of books, movies and puzzles to use during your stay. There was also a spa/hot tub, we did not use it during our stay. We stayed for 6 nights and cannot wait to return in the future. Take an extra minute and go to their website, you won’t be disappointed.

Reserved the larger room (suite?) in the front of the Inn. Property, food and service were excellent in every way. Traffic noise can be an issue in the front room as Inn fronts on a busy street. Not a major issue, but worthy of note for those who may be sensitive to noise at night.

We hoped it would good but it was beyond our expectations. Everything was perfect: the house, the maintenance, the rooms, the location, the breakfasts!!!, Bill and Lynn, their presence and their advice. This was a wonderful experience.

We had a lovely stay at the Oliver Phelps. We came with some cycling friends for a long weekend, and it was a perfect home for us. The house & rooms are lovely, and Bill was wonderful at providing us information on different routes we could ride. Breakfasts were also very good - sometimes a little too good & I couldn't eat everything! It was also great for us because there was a nice living room where we could spend time as a group too.

Definitely recommended as a nice place to stay if you're in the Finger Lakes, and especially if you like to bike.

Room Tip: We were in the front of the house closest to the street, but had no street noise during the night.
