Very pleased with our exchange. Centrally located to many things to do. Had a townhouse unit which was a lower living area with upper bedroom like a loft with a king bed and half bath. Lower unit was queen pull out, full bath, kitchen (no stove). Clean and remodeled to be modern. Pools were clean and nice. Sun deck was small but we were gone most all day. Would come back and swim and hot tub to close out a day. Resort had an ice cream social on one day and a BBQ on another day. Discount beach passes were available. All beaches charged $15 or more to go to the beach. All beaches were crowded especially on weekend. Very nice vacation and expensive compared to our other vacations but all very nice. We were 2 adults and 2 college aged adults. Would recommend this resort.

We booked this through our timeshare exchange. We had a studio unit which would normally be fine for two. It is a hotel type room with a small kitchenette including bar fridge, small microwave, toaster and coffee maker. No hot plate or oven. It has a small table and two chairs and couch with coffee table. The bathroom is small.

It is located on the busy main road but is central to many sights. The beaches are a short drive (10 mins) away. Too far to walk and probably too dangerous to bike as there is a lot of traffic on Main St. The unit is clean and the place is quiet. It was a fine spot as a home base to explore Cape Cod.

There are some things we were very disappointed in: 1) the bed size - a double bed!! A queen bed at the very least should be provided. It made for a very poor sleep for the week. Not what you expect on a vacation. There is enough room for a queen or even a king which would make the whole experience so much more enjoyable. The pillows and bedding are badly worn and poor quality and need replacing! 2) no access to outside from the room. Some units have a small balcony with a couple of chairs. Ours had only a window so we were stuck sitting inside where it was quite dark instead of enjoying the beautiful sunshine. 3) the funny smell - there was a pungent smell in the hall and in the unit itself. Is it the cleaning products? I don't know but we did not like it!

I would stay here again if we could get the larger units or even a unit with the small balcony. I would not recommend the unit we had with no balcony.

We stayed at the Holly Tree for a week on exchange with interval. Check in was smooth and simple. This centrally located resort is an excellent home base for exploring all the cape has to offer.

The staff were all friendly, and always offered a good morning or hello in passing. My daughter enjoyed the pools, and was able to do a few laps. Plenty of parking and a nice little grill area if you bring tools and charcoal. Momma says the coffee in the lobby is good.

Suites sleep three comfortably. The kitchen has no range, so full scale cooking is out. Coffee pots use basket filters, and the fridge is one of those knee high types, bigger than a dorm fridge with enough of a freezer to put your ice packs or a couple ice trays. There is enough space for your snacks and a few breakfast items to be stored.

The staff keeps the hallway windows open so the fresh breeze blows through, allowing you to open your windows and air the room if you like. Nice.

If you want a resort with a great view of the ocean and/or bay-(or anything for that matter) this is NOT it. However, if you want a clean, comfortable roomy (If you get the one bedroom suite) and quiet location central to Hyannis and surrounding towns-this place works. Near very good restaurants and the facility is fine-very nice pool and hot tub, and the staff was very good.

Room tip: one bedroom suite was comfortable

We stayed here for a week in early May, on the front end of the season. The location was centrally located to the Cape, so served as a great base for us. There are plenty of restaurants close by and it's about a 5 minute drive to Hyannis to catch the ferry and beach access.

Some comments from others related to it being called a resort. Let's face it, that's just a name and in a place like Cape Cod, there aren't a lot of true resorts. Not to mention, this is part of a time share program, so "resort" is very common nomenclature for them, even when it is more of a standard hotel.

We were very pleased with our one bedroom suite. The room boasted a partial kitchen (sink, fridge, microwave, toaster and coffee pot) with a small dining table. Living area included a pullout queen couch, which was actually pretty comfortable to sleep on. There was a full bath in the main room as well. Bedroom was typical fare, king bed and full bath with plenty of space. Like many timeshare facilities, housekeeping only comes once a week, but the staff will quickly attend to any needs you have prior (clean towels, etc).

Didn't use the pools, but appeared to be well maintained area, with indoor and outdoor pool.
