Access... The rooms are accessible only by stairs. On TripAdvisor, it states this fairly clearly, but on Booking.com it wasn't totally obvious. While the staff will offer to help with luggage, climbing those stairs several times a day to get to your car is taxing when you are older or have a bad knee, etc.
Bad security... On the ground level, the ONLY source of ventilation is the door way, so it's necessary to leave your sliding door open and the screen door in place, which doesn't lock. On our first morning we were awakened by someone yelling "HOUSEKEEPING" into our door at 6:30 AM! Apparently because they were "concerned about the open door". The lock on the door is not very secure and there is no in-room safe to keep valuables.
Poor construction... the first impression upon entering the lobby is quite nice. It's after you get to the room that the impression goes downhill. Truly shoddy construction in spots, such as the tops of the tables. See pictures below.
Housekeeping and maintenance ... We were there for four nights. Sheets were not changed once in four days. The housekeeper made the beds, restocked towels and paper cups and that was it. Bathtub wasn't cleaned, nor was the toilet, etc. Dust everywhere. As for maintenance, our sliding door was difficult to move. The maintenance person 'fixed the rollers' which apparently involved oiling them leaving an oily smell in the room which stayed around for days, necessitating leaving the door open for ventilation on chilly nights. There were brown stains on our ceiling, resembling water marks that should have been painted or cleaned up long before we checked in.
"Ocean view"... While the view of the Rachel Carson Refuge and the Ogunquit River are lovely, the ocean is about a mile away, and there are houses between you and it. You could see it with a telescope.
Comfort... the beds are reasonably comfortable, but 'squeaky'. The noise can wake a light sleeper in the other bed.
Breakfast... very limited selection. Much less than I would expect at the price. The quality was 'good', not more than that.
Location... not walkable to any real destinations, except one or two nearby restaurants. The trolley service is haphazard and irregular. At the cost of $2 per person, it's actually cheaper to drive and use the public parking at Perkins Cove or other places ($7 to park, $8 for the trolley and no waiting).
Positives... friendly staff. Nice lawn and view.
