A truly charming inn in a superb location for visiting Santa Barbara. It's quite literally a hidden gem, difficult to spot from the street, but once inside the gardens you could be in a remote hideaway. Perfect for a relaxing break. The staff are attentive but not overbearing. We stayed in the garden room which was a real treat. The garden water features add to the tranquil atmosphere, and at sunset with a glass of wine on the veranda there is no better place! Highly recommended.

Well, I really want to give it a good review because there's so much that's so great about it. The property is beautiful. The garden, the trees, the birds, the grounds, the open fire pit, sitting areas...the whole area is wonderful! On top of that, the staff are friendly and helpful bunch. The service is a little slow at times but for the most part, very nice and efficient. The breakfast is delightful. The Santa Barbara egg custard dish paired with local fresh fruit, divine! The afternoon wine hour is welcoming. So much to love!
So we were just passing through for one night on our way up to Paso Robles for the weekend to meet up with some friends. After reading the reviews we thought we'd splurge on one quiet romantic night in Santa Barbara with a wonderful dinner and a beautiful place to spend our 21st anniversary. We were also offered extra perks by using the Visa Signature card. I don't know what we were expecting but we expected more! Humm...maybe the 2 little chocolate cupcakes that was waiting for us in our room when we checked in was a perk but we didn't eat it. We have no idea how long that had been sitting there collecting dust. I suppose the parting gift of beautiful greeting cards and travel books on boutique inns is a perk as well but perhaps they give it to everyone. The travel book will be useful so I'm grateful for that.
The 3 star ranking is because we don't get why it's so expensive. $400 for a week night (tax included) is just too much for a place like that. It's a bed and breakfast and when comparing to other equally beautiful b&b's we've stayed in and some even better/more luxurious (in Scotland and Ireland), we've never had to pay that much. We feel that $250 would have deserved a 5 star rating but for $400, we expect more. I think we had one of the smallest, less expensive rooms too.
So honestly, no real complaints other than the cost. The location of the property is pretty ideal. You can walk to just about anywhere from there and there's a beautiful little park across the street with a pond with turtles and ducks. Everyone working there seemed to like what they do. It's just you get very little bang for your buck that left us unimpressed.

From the moment we arrived, the staff were incredible. They were so nice and went above and beyond that expected. The grounds are gorgeous! You are totally secluded while being in the heart of the city. The fountains and landscaping are beautiful. The bed firm and just right for us, the room was fantastic. The main house is elegant and is a wonderful place to meet other guests over wine and hors d'oeurves. Breakfast on the veranda was wonderful. Again, the staff were great. We highly recommend the Simpson House.

Unfortunately our stay at this hotel was not a pleasant experience. We paid extra for the Robert and Julia Simpson room but the room was extremely cold on arrival and throughout the entire night. The thermostat was set to high but the room temperature remained very cold suggesting the heating system is broken. In addition to this there was a loud intermittent buzzing noise which kept us awake throughout the night. We contacted the inn keeper about the above issues at midnight but neither of these issues were resolved.
On the upside the grounds are lovely and breakfast on the veranda was nice although the menu is limited.
Overall and considering the price we paid, we would not recommend staying in this room as we are both feeling shattered today due to a sleepless night from electricity noise/cold.

As soon as we heard about the heating problems in the room, out HVAC company was called out on emergency task to remedy the issue and has been fixed. We believe the issue with noise was based on the same problem that caused the lack of heat in your room. We hope that our direct conversation, written correspondence and reconciliation of your stay is satisfactory based on your experience.
Drove to Santa Barbara from San Diego without reservations. Walked down state street to view a couple of hotels that were recommended by people we didn't know....Friends of friends. we were less than impressed, so we looked on trip advisor for the hundredth time and chose to look at Simpson house. We were greeted by Peggy who reassured us that we were at the best b&b she has ever worked at and that we would be luxuriously treated. We were. She showed us two rooms; we picked the hay loft which had a private deck that she recommended they deliver breakfast to us in the morning. (Delicious egg in a baked tortilla with bowl of fresh fruit and muffins...fresh flowers, I could go on) all in the comfort of your private quarters. Afternoon wine and hors d'oeuvres were delectable. After dinner desserts were small but delicious. We try to get hotels under $300 but for a five star b&b, it was worth the extra $.
