“Noticeable slippage in quality”

My wife and I have been coming here for more than 20 years and it used to be one of our favorite getaways. We recently stayed three nights and noticed that the quality of service and room condition have deteriorated significantly, Our bathroom wallpaper was beginning to peel and the bathtub, wehich had been repainted at some point, was showing cracks and discoloration. Also, our room's heating system was a combination fireplace/thermostat controlled unit. When it got cold in the middle of the night, the flames from the gas log would burn brightly, lighting the room and awaking us. I asked the manager how to fix it and he sent someone to the room who didn't speak English and spent a few seconds looking at the unit before pronouncing it okay. Finally, the quality of the continental breakfast has gone way downhill -- the orange juice has been diluted with water, the breads and muffins appeared to be at least a day old, etc. When we mentioned this to the kitchen staff person, she appeared to become angry and appeared surly whenever my wife asked for more water or granola to be brought out. On the favorable side, this is a beautiful and quiet location, the grounds are well tended, and the front desk staff is friendly although not very knowledgeable about things like when breakfast will be served (we were told 7 am and 7:30 am at various times by various people). Overall, however, it appears that no one is in charge of quality.

We had two rooms, one (number 6) was really tiny, dark and just next to the laundry (so staff kept on coming and going) and it was quite old inside.
The other one (number 4) was much nicer and quite big (2 very comfy queen size beds), but also looking old. The blinds don't really fit to the window so it's annoying.
Breakfast was disappointing, low quality and really not what you should get for this price.
The grounds are nicely manicured which gives a nice impression fron outside.
The reception people were extremely laid back and not very customer-oriented.
The real assett of this B&B is the location : very convenient access to the amazing beach.

This will sound negative, but it is not. We overall liked it here, but these details are just so you can adjust your expectations.

We have stayed in the absolute worst literally 'bargain basement" (ok garage) room and a very large suite. Even in our suite there was a chair missing its cane and a lot of little misses that should not exist in a room that is in excess of $300 a night. The bathroom floor was a sheet of linoleum. The shower curtain was a curved rod style and the tub was small and not quaint. Fortunately, we did not pay anything near that amount...but someone will this summer.

The tiny rooms are very tiny. I have a pet peeve that accommodations with GAS fireplaces should say so, because they really do not deliver the same experience as a real fire fireplace. It's like watching your stove.

The TVs are the old fashioned tube kind.

In Carmel, interiors in so many accommodations, especially the charming part of town, can be very outdated and outmoded, I think that is the "charm."

The outdoor spaces here are very updated - crisp black and white furniture and very well maintained greens, flowers and seating areas (weather permitting). I'm not sure how I would enjoy a rainy cold weekend in Carmel in this accommodation, but it is just right for an outdoor-oriented stay without tons of time in the room.

Very easy access to the beach, and lots of scenic walks nearby. Our suite had a fridge and sink. Definitely ask questions about the room type and size.

Our ocean front suite was spacious with glimpses of the bay and sunsets. The garden was well tended and attractive and the outdoor seating was well situated. Our biggest disappointment was with the bathroom which had wallpaper peeling off the wall and turning brown at every join this was compounded by all the disgusting stains. This unit would need a major overhaul with new carpeting before it would resemble the online photo.

The Colonial Terrace is located in a residential neighborhood quite close to the beach... great for walking the shore and listening to the ocean at night. The staff is pleasant and the rambling grounds are nice. If you plan to walk into town for dinner, bring a small flashlight! It's a bit of a hike and there are NO street lights. Avoid room 7 completely. It's low-end on their price range, but it is small with a sloping floor, has dirty window blinds that don't fit (or keep out light), a very bland decor and it is directly above the garbage pick-up (on thursdays). The more expensive rooms are definitely nicer. However, we stayed in two of the larger rooms with fireplaces and the electronic ignition did not work in either one.
