Great room for 80k low season. Very nice relaxed hangout area. All wood rooms and bathrooms in good working order. But very noisy rooster next door and the walls are paper thin.. Literally. We could hear the tiniest of noises from our neighbors. Also I am susceptible to dust allergies and got asthma at night here. A shame cause it would otherwise be a great option outside these problems. Wifi was sluggish at times and very spotty from the rooms.

I stayed here for two nights, as the hostel I wanted to go to, was full.
The double fan room comes with a ensuite bathroom and nice interior. The bed was not as hard as some other lao beds. The price for fan only was 60k with aircon it was 90k I suppose.
Waterpressure and temperature was good. Wifi was crap most of the time, working maybe 20% of the time. We had some power cuts, and it seemed that we were the only ones in the whole street.
Other than that not much to say about that place. I think they have two buildings. Try to stay in the new one.

Room Tip: Room 103 was nice. Directly above the reception. It's kind of a tower, and you have two windows in the room.

Good location, nice staff, very confortable bed, good facilities (but poor wifi), very clean.
The walls are thins and people nearby like to sing karaoke at night.
The owner doesn't speak a very good english but he's friendly.
The price is okay for the location but you can find cheaper room when you leave this tourist area.

Room Tip: If you can, take a room in the 1st floor.

Stayed in a twin bedroom for 80.000 kip per night. It was on the first floor. The room was clean and of good size. Bathroom was ok too, altough the shower handle was broken. The walls are pretty thin ( wooden) so there is not much privacy. But because of this everybody seems to keep the noise down, wich is good. There is a relax area where you can sit and use the free wifi because reception in the room was not that good. Location is great, everything is in walking distance. The people are friendly and speak english.

I stayed in Suan Keo 2, both are in the same street !
The guesthouse has 4 rooms and is family run. The owner is very kind though she doesn't speak very good english.

I stayed 5 night there in different rooms. Each room is very clean, with a new bathroom and good beds.

It totally worth the price !
