We didn't stay in the rooms, but from the outside they're probably not worth more than 10usd a night. Staff is ridiculously unwelcoming too so be prepared should you want to risk it.
We just rented bicycles from them, 15,000 Kip for 24 hours, worked.
We wanted to work with the same shop so next day we went in and rented 2 motorbikes, they were terrible and it felt like they were giving you a bike so that it could just die on your hands with you to blame (and pay) for it. Also he rented them to us around 9pm with the tank completely empty and we had to stress out to find an open petrol station at that hour, as all those in town were already closed. Guy didn't tell us anything, so good start. The day after we survived on them to Kuang Si falls and later returned the bikes with a slight delay (45min) as we got lost coming back.
Despite our effort to create a relationship of costumer loyalty with this establishment and also leaving a previously empty tank half-full they refused to return our passport if we didn't give them a ridiculous 20,000 Kip. In the end of all of this! Just ridiculous! We paid after a 1 minute discussion as there we more fun things to do in LP than arguing over 2 Euros, but it's a question of principle. So here's the advice: don't have any dealings with his shady place.

Terrible bikes. The breaks barely work, the pedals have no grip, the handlebars are slightly twisted, no gears of course. I biked to Pak Ou caves and the bike couldn't climb a 2% uphill. Even on the smallest downhill it couldn't revolve greater than 90 rpm. Plus, the locks are so thin they can be breakable with fingernail scissors. It seems like the staff at the rental shop are waiting for costumers to come back with the 150$ you agree to pay for a stolen bike so that they can buy new ones.

Stayed here for two nights. Room was clean and comfortable. Air con was good. Shower was decent. One drawback is that you have to knock on the front door to get back in at night. For the price this guest house is in a good location.

We stayed at the ThanaBoun Guesthouse for 3 nights whilst travelling. The guesthouse is made up of what looks like two interlinked French colonial villas, with a little courtyard in between. We could not have been happier - the room was very clean and comfortable, and the guesthouse is perfectly located near the quaint little restaurants and shops. The staff were lovely and polite and made us feel very welcome. We were amazed that this place cost us the equivalent of roughly £10 per night - we have stayed in vastly inferior places for much more money. We would not hesitate to recommend this guesthouse, a wonderful place to stay.

TripAdvisor should allow for zero stars, since this place really deserves it. We rented a scooter here and upon returning it, the rude, disrespectful and angry receptionist informed us they "accidentally gave us too much change when renting" and forced us to pay more. They had my passport hostage so not much choice here. When renting the same scooter again for 24 hours which we had paid and filled with gas to full, minutes into driving away did we realize all the gas had been drained forcing us to scramble to the nearest gas station. This place only wants to cheat you of your money, stay the hell away.
