Booked this hotel through booking.com upon lonely planet recommendation and was not disappointed.

Lovely stone courtyard greets guests and locations is 5 minutes walk from central plaza. We were offered a larger, upgraded room as had arrived early and room booked was not ready. The room was extremely comfortable with enormous bed and plenty of hot water.

The staff kindly offered us breakfast as we would not be in the hotel following morning for this.

They also assisted us in organising a tour for our day of arrival which was a great help given our time limitations.

Great place to stay and ticks all the boxes. Really beautiful building and close to some great restaurants.

Nice Boutique hotel in the center of Arequipa. Almost all rooms are on the groundfloor. We had a room on the front of the building which has a room above it. Because of the location of the room we had some trafic noice and also some noise from the stairway to the room above ours. Because allmost all the hotels in Peru are noise not really problem but if you have a choice i should ask for an other room. The room itselve is big and clean and nicely decorated. Its a short walk to the main square so location is perfect. The staff is very friendly and helpfull. The breakfast is ok.

I hadn't noticed that Lonely Planet picks this as their top stay for Arequipa. Had I done so, I might not have stayed here as their recommendations are usually quite questionable. In this case, they are spot on. This is a true oasis and a delight in the heart of Arequipa.

Just a stone's throw from the main Plaza, this is a quiet, historic property that surprises and charms. Most of the rooms are either surrounding the outer courtyard or the inner courtyard/garden. The majority are loft style spaces, with upper sleeping areas. The furniture is a bit dated, but that's OK as there's plenty of outdoor seating and lounging areas to catch the sun. Rooms come with a fridge and a flat screen TV, although I didn't use it so I don't know what channels are offered. WIFI is free and this is in fact the big bug of the property. The signal is always 100%, but for huge amounts of time, the WIFI doesn't work at all. Then it will come on for an hour or so, then go off again. Moving around the property does help, but it's too frustrating. This is the biggest area they need to fix.

The bathrooms are modern and come with a shower stall. The (very) hot water pressure is good, but mixing to get the right temp is a little tricky. There's no shampoo provided, just liquid soap in a dispenser. Bathrooms come with a hairdryer. The towels aren't in great shape, but they're clean nonetheless.

The sleeping area upstairs is cozy and comfortable, with clean sheets and bedding. There is a light issue in that all rooms come with a skylight, so as soon as the sun is up, the room is flooded with bright light. If this bothers you - it didn't bother me - then you can tell the staff and they'll close the skylight; which I think loses some of the room's charm.

Breakfast is served in the central cafe area, but there are only six tables and the staff are quite slow to clear the tables, so finding somewhere to sit and eat can be tricky. Breakfast has eggs (cooked to order), breads, cheeses, meats, a wealth of fruit, yogurt, tea, coffee, juices. Everything you'd expect, with the exception of toast! Rooms come with a kettle and tea, so you can boil drinking water during the day.

Staff are extremely friendly and offer advice on things to do and there's a wealth of tourist information and a library. The only thing that is of concern is the lack of security. Keys are left on the reception desk if you leave the property. There is no monitoring at all of this system. You can walk in and help yourself to any key you choose - you'll know the occupants are out if the key is there. That seems like a bad situation just waiting to be exploited and gave me concerns. You can't enter the property itself without being buzzed in from the street, but once you're in, you can help yourself to any key to any room. Something that really needs a rethink.

The rates here are exceptional for such a class of property. Worth every Sol. A great spot for enjoying Arequipa. For once, Lonely Planet gets it right :)

Room Tip: Room 109 is close to the kitchen, so there is early morning noise.

Don't be mistaken by the non-welcoming look of the hotel when arriving. Once inside, you enter an oasis of calm in the heart of the city. Basic rooms that can be rather cold during the Peruvian winter. Helpful staff. Ideal location in the city: all attractions, musea and restaurants within a few minutes walking. Would recommend it to everyone visiting the lovely city of Arequipa.

Great place. Helpful staff, just three blocks from Plaza de las Armas. The rooms are quiet and look out onto a courtyard with a lovely garden. Staff are friendly, breakfast was fine. A great find for a reasonable price in a beautiful city.

Room Tip: I think all the rooms look out on courtyard and garden, there isn't a bad room in the hotel
