I read the reviews of this place before booking, and based on some of the reviews I had the gut feeling that I was taking a chance. After staying at this guesthouse I was very happy and felt that the poor reviews are unfair. So, here is my response to those bad reviews:

Want a big, inexpensive room? Welcome to Hong Kong. It is a small and expensive place.

Want a romantic trip with your spouse? Quit looking at guesthouses. Get a hotel!

Do you need a soft, fluffy bed to sleep on at night? Welcome to Asia. Get a western-style hotel. And I say this one as an American--I love a soft bed but I slept comfortably in the room.

This place is very clean. The manager, Rainbow, is sweet and helpful. The other staff don't speak English, but they do what they can to help as well. It is in a good location and close to the local MTR station. If you are a budget traveler, this place has all you need. Clean room, comfortable bed, warm shower, good air conditioning, free wifi, and they even cheaply sell SIM cards.

Some advice: this place has two entrances and they are both a bit hard to spot. The entrances can be seen from, but are not actually on, the main street. One of the entrances is next to a money exchange place with a big bright sign. On Google Maps, it is known as "Sincere House."

The room was small but clean. The staff was friendly and accommodating. There was free water refill in the hallway. Downside is because of the cramped space you can sometimes hear other people when they are outside the main hallway. But overall it was a good stay

My husband and I stayed at Oi Suen Guesthouse for 5 nights (and it was a bit too long). Our room was one of the smallest double rooms I think. Basically, we had a bed between two walls and a tiny bathroom. Barely enough space to stand together at the same time. We also had a small window but it gives onto an air column.

Positive :
It is very well located in Mong Kok, next to the subway station, markets, restaurants, shopping malls... You can easily get to Central from there.
Convenient information provided on the walls and discounted tickets for sell.
We had a warm welcome and the friendly staff speaks well english (not the mother but she is sweet, she understands you and she makes herself understood).
There is free hot and cold water all day: very convenient.
The shower is very good with great pressure.
There are air con and fan in the room, and it is quiet.

We find it quite expensive for the size of the room, even in Hong Kong.
Because of the humid weather, the room is humid with a smell.
It is really small.
Wifi not so good sometimes.

We think the best is to stay one or two nights maximum and then, you just visit the other floors of the building to find other guesthouses.

Good location near Ladies Market and Mong Kok metro. Stayed there twice in Nov 2013 and July 2014. Rooms are small but very reasonably priced in expensive Hong Kong. Suitable for budget travelers looking for a place to sleep and shower but in a great location. Friendly and helpful owner and staff. Convenient information provided on the walls for directions by public transport for attractions and they even provide small slips of paper for easy reference. Further, weekly or daily sim cards are available for rental which is more affordable than purchases from convenience shops. Tickets are available for sale too which are priced reasonably and cheaper than directly at the attractions and even allows for express queue for some attractions.

Friendly, informative and really helpful staff. Kudo to Ms Rainbow, Joe, Mute lady and Rainbow 's mama ☺
They ll recommend places of attractions to you. Where to find good food. They do sell tickets to those places but never did hard sell.
