First, don't know for what reason but Taxis won't stop in front of the hotel door... So they'll drop you off on the opposite side of the road..
Second, hall is OK, looks very new.. But vital space is reduced to minimum.
One only lift and that's a real minus.. But now to the room !!! Bathroom (so small not even on a Boeing 747) Aircon (so noisy I had to turn it off in order to sleep) Room (small small, I've been to HK for the last 10 yrs but this room was very small)

So, all in all, the hotel is a 10 min walk from nearest MTR station.
Very few taxis come by the hotel to pick up people.
The room was clean but small.
The aircon too noisy.
The only plus was the staff which was very nice.

Room-Hotel-Staff

I booked thru booking.com and it was easy and very specific details. I didn’t put any expatiation for budget boutique hotel like Oriental Lander but what priority is the cleanness of that room. My girlfriends’ are quite sensitive skin so I am very particular on it! But its WOW me! Rooms are clean. Bed shed white clean and no smell. The bathroom is no mould on it. Completed with room amenities event do budget hotel like this especially in Hong Kong! It just only dull smell inside the room so we have open air-con all the time. Maybe because old building then renovate become hotel. The lift corridor is very minimum space. They own coffee house but closed down due stock problem. Lobby design classic modern and guest can enjoy Wi-Fi in the lobby area. Staffs are very friendly and youthful. Most of them female receptionist. But lacking of anticipation instead needs to be ask first.

Location

Logistic location which is only few block from MTR Prince Edward station. It’s only walking distance from the hotel less then 5 minutes. When I try view from Google map, it looks like very far which is not! Surrounding by plenty of small restaurant, canton hawkers, bakery shop, and Convenience shop etc Mannings and 7-Eleven. I would STRONG RECOMMENDED for this restaurant not far from the hotel and MTR Prince Edward station. Can’t remember the name but is easy to locate. Its same block with Mannings Shop. Staffs are kind and friendly and the food very nice whereby we have breakfast there. They can not speak well English however but the menu indicated some photo and English version. Price is cheap. We spend HKD40-60 breakfast fro two.

So, would I recommend this hotel to others? Yes. Rooms are clean. Good location. Surrounding with all the convenience that we needs. Except the staff attitude hotel need to more improves! The rest off all is FINE…

Room Tip: NOrmally they allow you room early. So you register later get your room and who may get upgrade bigg...

Clean and tiny room... great value of money and is not far from the Kowloon City...
Prince Edward Station is very near from this hotel...

I stayed there for 3 nights with hkd 500+ for each night. The room is tiny but it has everything that you need for a comfortable stay. The hotel staff are just average, doing their routine job.
The hotel is within 10 min walk to Prince Edward mrt station which basically connect to all primary attractions you need to visit. Considering the hotel price, it is an average hotel, but no choice cos it is HK Maybe next time will try out some other hotels instead to explore more.

Very small rooms. Wouldn't allow spouse to check in without original booker's passport (she had to go use a different hotel). In-room wired internet didn't work until switched room. In-hotel restaurant closed for a few months, apparently. Most beds twins (even in single). But, close to metro. You get what you pay for. Firm beds, hot water, pleasant enough staff.

Room Tip: Ask for the triple with the double bed.
