I stayed in this hotel from 21/10/13 to 24/10/13 (3 nights) and I will never go back to this hotel. I decided to stay here based on the reviews here but it turned out to be otherwise. The only positive aspect being it's pricing at Ksh 2500 / night with break fast & free wifi.
Be prepared for the following - The location is on the main Kenyatta avenue but it's a muslim locality with not too many dining options. On the first evening, I asked the reception whether it was safe to go out at 8 pm and have dinner. She said No and I had to have dinner in the hotel. It has got a branch of Diamond Trust Bank below where dollars can be exchanged at good rates. I was in a room on the second floor where the air conditioner was not functioning properly, heater in the bathroom was not working (no hot water), Bathroom stank, toilet seat would not go up, and ants decided to invade my suitcase.
I brought these issues to the notice of Mr. Ahmadi (Manager) and he was nice enough to change my room on a higher floor.
The room where one has break fast/lunch/dinner is not air conditioned and I had to fight off flies during breakfast time. There was some religious convention in the hotel during my stay and one day at 9:30 am there was no breakfast available. Apparently, all these people had eaten well and there was no food left for other guests. I had to order my breakfast which came after 20 minutes. I would completely give this hotel and miss and stay some where else the next time, I visit Mombasa.

Room Tip: Chose a room on the higher floor and ensure that it is not road facing

This is a totally unfair review. The strange thing is that you initially booked yourself for two nights and despite all the "negatives" that you have stated, you actually extended your stay the third night!!
There was no religious convention at the Hotel but an American sponsored conference held by the KTI (Kenya Transition Initiative). The breakfast on the particular day ran out because of an unexpected influx of guests for the conference. However, you were served within 20 minutes. When you complained about the AC and the shower heater, you were given another room immediately.
On a positive note, we would like to thank you for giving us a positive review on our free wifi and our rates which to date are incomparable to any other Hotel with similar standards.

stayed at the radiance hotel for a week in It was my best stay in mombasa town hotels so far.the staff are so warm and helpful fantastic service.. the food is amazing , and the rooms air conditioning works very well, as does the ceiling fan. If you are not accustomed to the heat of Mombasa, you will come to appreciate the AC and fan. The rooms are large, the bathrooms are clean, and the shower water is very hot. Ask for help understanding how to use the device that turns on the hot water; otherwise, the shower water will only run cold. They provide soap but not shampoo.. Don't expect a view you wont regret a stay at the Radiance, good value for money.I strongly endorse this hotel

I had a one night stay at the Radiance in March 2013, arranged very easily via email

It is an unpretentious hotel, but is obviously well run, with attentive management and staff. I had a large room which was well air conditioned, had an additional ceiling fan and an intact bed net. The en suite bathroom was basic but, like the rest of the hotel, very clean and perfectly serviceable. The view from the room is very uninspiring, but I had no street noise.

It is a 50Schilling tuk-tuk ride from the hotel to Digo Road (10-15 mins walk). The security seemed good too, with a guard full time on the street entrance. During the post election tensions, it felt like a safe and welcoming place to stay.

I spent a few nights at this hotel on two separate occasions in January 2013 and enjoyed it very much. The staff is excellent, the place is very clean and secure (guard at the front door 24/7), and the air conditioning works very well, as does the ceiling fan. If you are not accustomed to the heat of Mombasa, you will come to appreciate the AC and fan. The rooms are large, the bathrooms are clean, and the shower water is very hot. Ask for help understanding how to use the device that turns on the hot water; otherwise, the shower water will only run cold. They provide soap but not shampoo.

Be sure to tell the taxi driver that the hotel is on Jomo Kenyatta Avenue across from the AA Driving School in the Talab Building; taxi drivers seem to know that location. The cab should cost you 1,200-1,400 Kenyan shillings depending on the time of day and the time of year. It should take about 20-30 minutes from the airport.

Rophus Msagha and his staff will take care of you. The food is plentiful, excellent and very cheap. His cell phone number is 0726 362782. When you need a cab, just let him know and the cab will be there quickly. There is an ATM directly under the hotel, on the ground floor. The hotel does not accept credit or debit cards, so either bring cash or be prepared to use the ATM downstairs; be sure to tell your bank that you are going to Kenya, or your card will likely not work. There is a cyber cafe directly across the street from the hotel. It has broadband service. The cost is about 50 cents an hour, a great value. (The staff said I could use their computer but I didn't want to impose.) The hotel offers free wireless internet if you bring your own computer.

You will not be disappointed if you choose this hotel, and will, in fact, be delighted. I decided to stay there based on reviews on TripAdvisor and I am glad I did. The hotel always has sodas and cold water available for about a dollar. The meals can either be buffet style when there is a conference at the hotel or ordered off the menu. I had the spaghetti bolognese with minced meat for about four dollars, and I could never finish more than half of it. A single room is about $30, and includes breakfast. For another $8 or so a day you can also get lunch and dinner. After you are done with your meal, you might consider leaving a tip, even though you are on full board (which means all meals included). The tip can be 100-200 Kenyan shillings, about a buck or two. Doesn't hurt you, but very much helps the Kenyan staff. By the way, when you exchange American dollars for Kenyan shillings, this hotel gives a better rate (80 vs 74) than other hotels and local banks. Not sure why they are so generous, but I appreciated it, even if it did not amount to much. Also, be sure if you are giving them large dollar American bills ($50 or $100) that they are from the past few years; older bills are not accepted because they do not have the newer anti-counterfeiting features, and the staff will ask you to replace them with newer bills. Also, be careful to not speak very fast to Kenyans; we sometimes think our American English is easy to understand because many of us don't have heavy accents, but in fact our English sounds heavily accented to them.

Many locals eat at the hotel restaurant, which is always a good sign. Oh, the place has a large number of TV channels available (80+), including Indian, Kenyan, and channels that rebroadcast American programs, including HBO. The shows tend not to start on the hour or half-hour, though; just a quirk.

Some of the front rooms can be a bit noisy, but you get used to it. And there are a few mosques around the hotel, so be prepared to be awakened by a beautiful call to prayer.

I strongly endorse this hotel.

This hotel was just what I was looking for to spend a night in Mombasa town. Friendly helpful staff and a clean spacious room made it a pleasant stay. Don't expect a view, the outside of the hotel looks a little dodgy and like it will be pokey, but once inside it's very nice, for what you pay- especially as we were staying over the Christmas period. The room had a big comfy bed, mosquito net, AC, DSTV and hot water and room for hanging clothes etc. Breakfast was simple but satisfying- cereal, toast, eggs, juice etc.
Would certainly stay there again and recommend it for an affordable pleasant place to stay for few nights in the town centre.

Room Tip: rooms on upper floor, away from the street are quieter.
