We spent one night and the palce is very quiet, they welcomed us with a juice and they helped us with the luggage. Perfect palce for resting and very nice pool area. Helpful and friendly staff. They serve a la carte breakfast and it was good. Internet was working great!

Room Tip: Views to the pool are could be really nice

We stayed here for our first two nights in Asia/PP. We arrived very late from the USA and had to wake up the night porter to check-in. He did not speak much English and we had a bit of a struggle trying to figure out what was going on. I did email the hotel beforehand letting them know that we would be arriving late, but I'm not sure that message was passed along. He was still very kind and happy to show us to our room.

Pros: beautiful grounds and pool area, bar and staff are always available, amazing location, rooms are clean and furniture is in good shape and stylish. We are cat people and there were about 5 very friendly cats on the property so we enjoyed their company!

Cons: this is a family place and they make this clear on their website. Maybe do not go here if you require absolute quiet on the common grounds, rooms are a bit dark.

In general, the pros far out weigh the cons and this is a lovely hotel!

Loved the fact it was set amongst lots of beautiful vegetation keeping the hotel shaded and cool, a far cry from the big concrete hotels with boiling patios around the pool area. Delightful hotel, delightful and friendly staff. Great central location. We were a family of four, the family rooms with bunk bed were perfect and easily enough space. Loved the fact we had a little garden area too on the ground floor. Would highly recommend. We had a wonderful 3 night stay and would definitely return.

After a 15 hour flight, it was always going to be with some trepidation that we headed through the manic traffic of Phnom Penh on our our first Cambodian experience! It was raining on arrival but this didn't deter the staff from greeting us with smiles, umbrellas and a warm welcome. Our room was everything we had hoped for as was the remainder of the hotel and indeed location.
It was a bit weird sharing the outside area with armed guards whose job there was to guard the Prime Minister who lived in the same street.
That aside, we were treated with the utmost respect by ALL the staff who made our first impression count! This part of the city was an ideal location to enable us to visit all the recommended tourist location, also restaurants and bars. Thank you to everyone at the Kabiki for making our introduction to the country and its people such a positive one.

This is a true gem. Second time i've stayed there and will come back again. This is not the party place, nor the fancy schmancy one, but instead quiet, green and absolutely lovely. An oasis. It has a personal touch to it, the staff is friendly and helpful, and the rooms have a clean and simple yet sophisticated feel. Love that mangos are falling down on your personal terrace.

Official Description (provided by the hotel):
After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside. We planted over 500 native trees, many of which we've placed name tags on so you can identify them yourselves. ... more   less
