This is a beautiful oasis set in a side street near the embassy area of Phnom Penh. [Secure boom get entry to the street due to the fact that North Korean embassy out the back & Prime Minister's residence next door!]
MOST of the restaurants in the area are vegetarian which suited us as we will elect to eat vegetarian when offered.
Staff were extremely friendly & helpful. We extended our stay by one day and would have happily stayed longer but the hotel was fully booked-- for good reason!
Breakfast was not included in our room rate so cannot comment on food.
The pool area is wonderful but we have found out that many hotels in Cambodia allow locals to use their pool for a small fee so a local ex-pat mother's group were there one day. Don't be put off by the green colour of the pool -- it's just the tile colour & the pool is long enough to do laps!

Room Tip: We tried both types -- either one is great!

This hotel is perfectly located for exploring Phnom Penh. It's very close to the Royal Palace and National Museum and a short walk to the riverside. It's a charming place - the rooms are immaculately clean and airy. The facilities include a restaurant and swimming pool (ideal for a dip after exploring the city). We were also really impressed that the hotel offers a shower room should you want to freshen up after checking out - useful for us as we wanted to do some sightseeing in the morning (on a very hot day), before heading to the airport for an evening flight.

The staff are wonderful. Everyone was incredibly friendly and helpful and made us feel very welcome. We enjoyed a number of interesting conversations with the receptionists during our stay.

Highly recommended.

This hotel is perfectly located in Phnom Penh, on a private street just off Independence Monument. It is immaculate, the grounds are beautifully maintained, and it is incredibly quiet since it is surrounded by so many trees. However, the best thing about this wonderful hotel is the staff who operate it: friendly, professional, available, helpful, capable - they made our stay great. Thank you, staff of Kabiki, for being such lovely hosts!

The Kabiki has a good location down a gated lane close to the main sights of the palace and near the seafront. Tuk Tuks are readily available at the end of the lane. I was offered a big room just off the reception area, but thought it might be noisy and changed to a smaller one more of a distance away. It was fine. Had a terrace but it was so hot I couldn't use it. The bathroom was very clean. Nice restaurant and bar. Had a couple of surprisingly good dinners there, but the breakfasts were more limited and they objected to giving me an extra piece of bread for some reason. Nice pool. The morning reception staff in particular were very pleasant and helpful. Would recommend and would stay there again.

Great place in the middle of the city, a garden oasis and a great place to unwind away from the noise and city. Rooms were very nice, not luxurious, but everything you need. We were in a family room and for the 4 of us (2 kids), it was a good size. Staff were very friendly and helpful. Pool deck is a little slippery so careful running to the pool right after you arrive !

Official Description (provided by the hotel):
After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside. We planted over 500 native trees, many of which we've placed name tags on so you can identify them yourselves. ... more   less
