Firstly, I had arranged transport from the airport. This had been confirmed through email and booking.com. Sure enough, we landed tired and hungry and no transport had arrived. We had to borrow a phone to ring the hotel. they said we hadn’t organised transport. I quoted the dates of the confirmation and they agreed it was an oversight. So after waiting an hour we were picked up. We were very forgiving of this because it was just simply human error. We then were told we needed to wait until 1.30 for our room to be ready, again we understood that this is the policy at most hotels. We went out to explore and came back at 1.45 only to be told we had to wait another 30 mins (which turned into an hour) for our room to be ready. We smiled and nodded and went along with it.
The room was clean with a large window. The shower and toilet were separated by a shower curtain and the drain for the shower was on the other side of the toilet. Very impractical design. It made a huge soggy mess every time someone wanted to shower. We tried to go to bed at 9pm to hear music playing from the stage 150m away along with a lot of street noise. To top this off the very steep stairs make it hard for guests to walk quietly so we could hear guests going up and down all night. To make matters worse the door to go into the room had two glass panels and the stair lights needed to be left on, so this lit up the room all night. We were meant to stay here 3 nights but ended up cancelling and finding something else around the corner that offered double glazed windows.

I’m giving this one star because when we told them that we were unhappy and leaving they helped carry our bags to the next hotel.

Lonely planet let us down on this occasion.

The hotel location is fantastic, really close to the old quarter and lake. This does mean that it can be noisy at night especially at the weekend if there is a stage at the lake walking street.
Rooms are large, bright and clean. Perfectly good for the price. As with many hotels in Vietnam, the bed is very hard.
We were on the 5th floor and found the stairs tough going in the heat, would advise staying lower down if you have any problems with stairs!

Room Tip: Avoid the higher floors unless you like climbing stairs!

Located on a quiet(ish) street. Hotel is small – 1 room on each floor with 5 rooms. Breakfast is taken at a sister food outlet about 100m away. Eggs or pancakes to order and a small buffet including fresh fruit and local options….some day’s had bacon. Rooms were clean and adequate; single glazed windows mean there is still a fair bit of street noise. Stairs up through the property were steep and narrow….the friendly staff always offered to help with bags. Front desk has very basic English – did not match the excellent service we had by email in advance. There were mistakes made in some of the tour bookings made in advance. We booked a water puppet show and foodie tour for different days to fit our broader itinerary – MM got them the wrong way around. We had to change our other plans to fit. The foodie tour we paid for was private and we ended up part of a group. MM offered a part refund …..but still paid more than I would have done asking for a group foodie tour. All in all I felt good value.

Room Tip: Quieter toward top floor (room 501)

This place is great. It is in a central location. The place is clean as clean can get. The management is English speaking and very supportive of their clients. Clients get a breakfast voucher for a wonderful breakfast (included in the price) at a clean and lovely restaurant across the street. It's a great place to take coffee or a beer and watch what is happening on Hang Hanh Street. The management will help you arrange out trips with competitive prices. There are lots of nearby services and travel agents if you want to ask around. Madam Moon arranged my trip to Halong Bay. It has a very steep staircase to the super clean rooms. If mobility is a problem for you that staircase will be problematic. Staff will carry your bags up and down the stairs. I would give this place an unqualified recommendation. Great staff.

Room Tip: The higher up you go - the more quiet it becomes with street noise. Steep stair case.
