I just stayed in this guesthouse for one night. The only bad thing about my stay was that it wasn't long enough! Rooms were basic but clean. We had fresh towels and the bed linen had a really fresh clean smell, something that I have not experienced in accommodation in that price range.

Staff were very friendly and polite. WiFi connection was good, and the location was great. It is very close to the Sunday walking market, but it is far enough away so that you are not bothered by the noise. If I am ever back in Chiang Mai, I will stay here.

We stayed in an a/c room for 3 nights.
The rooms are clean, quiet, and quite spacious.
The location is perfect - a quiet alley in the middle of the old town (very close to Sunday Market, but the noise doesn't pass through).
The food served at the place is good and reasonably priced. The loby usually has some atmosphere and you could meet other travelers quite easily.
And the price - half of what you would usually pay for such a place.
In conclusion - a bargain, and a terrific place even regardless of the price.

Bright, basic rooms for dirt cheap--much nicer than places we saw for 2x the price. But the best thing about this place is the owners. They are delightful and sooo helpful--they made planning our time in the city and several treks a breeze. Fruit plate and eggs in the morning were perfect.

They have 3 types of rooms. double small, double big and tripple. The difference between small and big is not that much. The rooms are just a bit smaller and the beds are single ones.
Rates: small (fan) 200 tb, big (fan) 250 tb, tripple (fan) 350 tb. With a/c is 100 tb more for every roomtype.
We had a a big double room. enough space for everything. 2 chairs and a table a table. Spotless clean. The bedsheets - also clean. 3 big windows in the room with mosquito screens. So there was a lot of daylight. Just 1 lightbulb for the evening, that was not enough to read or something. Bathroom with hot shower. No powershower but enough to get wet :). Bathroom was clean but a little outdated. But it was ok for us.
No tv in the room but strong WiFi for free everywhere. That was a big plus.
The guesthouse is a family run guesthouse. The family is so friendly and willing to help you with everything. They can arrange all different kind of trekkings or daytrips for a good rate. They help there guest in any way possible. The breakfast is by far the best we had in a questhouse in Thailand. Lot of fruit, 2 sices of good bread, butter, jam, 2 eggs and coffee or tea for 80 tb. The food they prepare is also ok but there are also a lot of restaurants in the neighbourhood. Go to 'Bam boo' restaurant for real nice thai food (fe).
The guesthouse has a nice porch.
You can leave your luguage if you go trekking for free. You have to pay your room and bills every day. I rated 5 stars for the price of this guesthouse in relation with what you get. Other guesthouses in the neighbourhood are less but you pay double !!

This is definitely the best value for money place in Chang Mai. The place is clean, the owners are super friendly and the location is very very central. I paid 200 baht for a twin fan room with ensuite and hot water. All other places are charging approx 150 more for the same facilities.

I also had to use the printer facilities at their new guesthouse.. Kavel 2. This placed looked really nice and had a younger vibe to it... I think the rooms there were about 50 baht extra a night because its newer.

Without hesitation would stay here again.

We stayed here for four nights during our travels in Thailand and loved it. The couple that run it are amazing and so friendly and helpful. They helped us arrange all of our trips as well as our onward travel in Laos, but were never pushy about selling us things. The room was basic but clean, spacious, always had hot water and most rooms seemed to have views over the street (ours did) as opposed to the view of a brick wall that we all too often seem to get in budget hostels!

The location is good (in the heart of the 'old town') and on the same street as a nice little cafe where we had breakfast, lunch, dinner and drinks at various times and near to a choice of cookery schools.

The range of activiities on offer in Chiang Mai is amazing. We did elephant riding and Thai cooking, but could have stayed for another week to do more!
