Location was the best thing about this place. The grocery mart & fruit stand near by was great too! As far as the condo, it wasn't the greatest. It wasn't very clean & the beds were rock hard. We also had a bad smell coming from the kitchen that was looked at but still lingered throughout our stay. We also ran out of water and was told it was going to be replenished and never was. The attendant who managed the property was very helpful and nice (Juan) and helped arrange a golf cart for us. The pool was closed several mornings due to cleaning but wasn't too big a of a deal since we really only swam later in the afternoon. The washer and dryer was great and kitchen was pretty equipped. Overall, wouldn't stay here again but felt good about the rate we got so you get what you pay for I suppose.
Oasis Del Caribe #12 is right on the beach and near plenty of great bars and restaurants. Walking distance to many and a short golf cart ride to even more options. All our Diving, snorkeling, and Fishing guides met us right at the dock across from the complex. The Palapa Bar down the beach is a great place to eat, drink, and hear live music. The complex had much needed air-conditioning, good appliances, and a comfortable vibe. It has a great view of the sky and the water from its' third story balcony. You can also go outside and up one more flight of stairs and you're on the roof of the complex with an even better view of the surrounding area.
It's a very good location and a comfortable place to stay.
We stayed at this condo from April 20-27. The location is great, right in town with the beach across the street. However, when we were there the amount of seaweed coming on to the beach was unbelievable and it smelled like raw sewage/dead fish. The beach is unusable, even the locals said that the seaweed is usually bad. That said, we rented a golf cart for the week and drove out to Secret Beach every day. It is amazing.
As far as noise, the condo has beach only to the front, 2 sides back on to very noisy street. Dogs barked throughout the night, soccer games went on until 2 am right outside our bedroom windows. The bedrooms back on to the street (even though they are on the 3rd floor). Everyone that we met who was staying there complained about the noise. If you are a sound sleeper though, or are a late night person and noise throughout the night doesn't bother you, this is a fantastic place.
I have to mention Carlos, the maintenance slash everything guy. He is so helpful and friendly. He helped arrange things for us, came with us to eat at the local street vendors, even came with use when our son had to go to the doctor. We loved him so much we invited him for dinner and had a great visit.
About the golf carts: beware not are created equal. The first one we had was junk so traded it for another that didn't go more than 10 km/hr. You can barter for the price, generally it is around $50 USD/day but much cheaper if you rent for the week which I would suggest doing.
Shop around for day trips too.
If you want to stay near town, it would be hard to find a better place than Zack's condo at Oasis del Caribe. This is definitely one of the nicer condo complexes located north of town and south of the cut. Unit 12 was in immaculate condition: everything functioned in good order, and it had been thoroughly cleaned before we arrived. The unit has three spaces: two bedrooms, each with a full bath, and then one communal space with sofas, TV, dining table and kitchenette. The balcony is narrow but you can sit out and enjoy the view. The unit is well stocked for island adventures with plenty of beach towels, and some floats. There is space to park a golf cart on property, or on the street outside. The pool is small, but our school-age boys enjoyed it. The property caretaker was friendly, and assisted us with golf-cart rental and taxis to the ferry dock. The other residents (many were long term renters who had visited over several years) were friendly and helpful the night the town lost water service (see below); thankfully, they never seemed bothered by the presence of boys in the courtyard.
The condo is walking distance from several good restaurants, and from the dive shop we used (Ecological), but you will need a taxi or golf cart for destinations north of the cut or in town. There is a small grocery with cold drinks and dust-covered staples next door, but shopping at a larger store with fresher goods requires a taxi or golf cart.
A note about water: the condo had a good hot water supply (suitable for 4 persons to shower at the end of a salty day), but all the faucets and toilets are low-flow to conserve water use. Be prepared for the low water pressure! Also, we experienced a town-wide water outage while visiting. Apparently, island development has outstripped the supply of fresh water and occasionally they lose water for a night (our experience was 7pm-4am). When this happened, the condo manager was easy to reach and informative. Visitors to Ambergris should be aware that this happens on occasion (and know that it is not an issue with the condo complex or the unit, but a town-wide problem).
We were new to the island, and didn't realize that the beach road runs between the condo and the waterline in this part of town - so expect a steady stream of foot traffic and golf carts between the condo and the waterfront. Like most of Ambergris, the 'beach' is actually hard rock covered with sand and has a seawall. There are no chairs and the condo complex does not have its own pier. In March, the prevailing winds blow so much seagrass towards shore that those who want to swim need to find a pier to go in from; since these are public property, that is easy to do and there's a nice pier just north of the condo that is easy to get in and out of the water from. We also swam at the cut where there is a very small natural beach.
My family loved our stay here at Oasis del Caribe #12. The location was perfect, views were stunning, the place was clean, and the pool was great to have access to. We stayed with our almost 2 year old and in-laws. Having 2 bedrooms with 2 separate bathrooms was a huge perk for us as was the washer and dryer. Communication with the owner Zack was easy and so was our coordinated check-in and check-out. The balcony is kid friendly, and the railings are sturdy and tall enough to protect your little ones (but still it's the 3rd story so be watchful). Easy access to dives from the dock across the way, as well as many restaurants and bars within walking distance. We would book again with Zack if we return!
