Very easy check in and a helpful "John". There were biscuits and fresh fruit and "help yourself" coffee and tea in the kitchen. Delicious breakfast which you should make yourself with nice local honey and jam.

I was very impressed with this place.
Price really good, very central yet just out of the mad traffic centre.
The free parking is a big saving of money as is the free breakfast.
Its a 3 block walk to the town centre and on a main road serviced by heaps of buses.
Good facilities food and coffee, good food options 200 yards down the road.
The building is really lovely with great artwork and spotless.
Rooms great. I got an ensuite which was very generous but saw the ones that shared a bathroom and they were incredible value.
The host is friendly and very helpful.
He had to pop out and so left a note on the office door and the keys to my room in the lock so I could let myself in without waiting.
Very considerate.
I have stayed at a number of locations in hobart and noone comes close to value for money, facilities and location.
I will be staying here for all future stays,

Room tip: It is on a busy road so if you arnt used to traffic noise I would try for rooms facing west or the celler level rooms.

We stayed here for one night (14th to 15th of July).

We found this B&B while we were looking for a cheap accommodation option for our last night in Hobart. We booked the family room with an ensuite.

We arrived at the property at around 1pm as there was no check in time indicated on the booking. We parked the car at the car park which the property has (please note that when the property is fully booked the car park can get full) John the host met us at check in. He showed us our room (Room 3) and then left us to do our things.

The room was in my opinion very good. I had never been in a bed&breakfast before but this place has made me get high expectations for future b&b's :). The room was big and is divided into two parts, the main room (two beds and sofa) and the enclosed veranda (two beds and bathroom). The room has two heaters (very nice in winter) and one fan for in the summer. The beds however was a highlight for me, i can honestly say that it was the nicest bed i'd slept in during our holiday in Tasmania (one 4 star hotel and two rental houses) the bed was so so nice and even had heated blankets. The bathroom was small but nice and old fashioned, two taps on the sink (hot and cold) and the shower pressure was amazing. The only small negative thing was that the whole property had a slight weird smell but seeing it is technically someones house it didn't bother me.

We didn't have breakfast but we did however have a look at the communal kitchen, it had a variety of snacks and cookies (the cookies however were a bit hard).

The wifi works well and is fast.

I was not disappointed by my first B&B and i will with no doubt stay here again if i ever come back. It's in a great location, has a kind host and the rooms are so nice.

Room tip: Room 3 has a enclosed veranda which is slightly sloped

The host was very friendly and made us feel welcome immediately. The kitchen was great and they offered a free breakfast and tea and coffee, which was much appreciated.
Our room was absolutely adorable. It was a twin share and was on the lower level. It was very sweet, cosy and comfortable. I was worried about being cold, being from QLD, but honestly never felt cold in the room.
Was close to the city and easily walkable to the city.
My only downside was that it was on a busy road. I woke up in the middle of the night and could continuously hear the "beep... beep" from the automated pedestrian crossing nearby, which made falling back asleep very hard. And I don't even have the greatest hearing!! We were right downstairs, which was great for bringing in luggage from the car. It was two flights of stairs to the shared bathroom facilities which was fine for us, but maybe not for everyone.
We were only there for the one night but would have happily stayed longer.

We enjoyed our stay here and would recommend Edinburgh to anyone. But take care when booking your room as the shared bathroom is on first floor. We had a basement room and the walk was long to get to the toilet. Beakfast was good and varied. Decent value for money

Room tip: Remember - shared bathroom so book on the first floor
