“Good value”

We stayed here 1 night and were satisfied: spacious and clean rooms, breakfast included. A common kitchen was available at our floor which can be very appreciated.
Major problem is to park your car in Adelaide for a reasonable cost.

Great location, walking distance to many great little spots. Check-in was easy and they even booked a wine tour for us prior to our arrival. Room was decent size, nicely decorated, clean. We didn't use it, but there was a small kitchen area on our floor which I thought was a good idea. Staff was friendly enough.

Breakfast was not much - cereal, toast and canned fruit, coffee/tea. Better than nothing but also not great either. My friend didn't even bother with it on 2 mornings.

No Wifi but ONE very slow computer in the lobby. Not a big deal (I'm on holiday, I'd prefer to be offline anyhow!) but if you're going to offer internet access, perhaps provide maybe 2 computers for guests to use.

I went off the TripAdisor #2 rating but I probably could have spent more time researching other hotels in the area. We were only there for 3 nights so it wasn't too big a deal. Would recommend but would also tell you to look at more options than I did for Adelaide. Lovely town, by the way.

Chose this hotel from good ratings and not disappointed. Our 3rd floor room was spacious with modern furniture, king size bed, clean and quiet. In fact I wondered if there were any other guests on our floor as we never heard anyone. The kitchens on floors 2 & 3 are an excellent idea although we did not use them. The continental breakfast included in the tariff was more than adequate although the toaster had problems and sometimes toast dropped behind the delivery chute. The hotel is a reasonable walking distance from Adelaide markets, and main shopping mall. There are several restaurants within a couple of blocks. The value was excellent considering this is a 4 start hotel. The only problem is the parking. There is metered parking nearby but with 2 or 3 hour time limits. The nearby parking station is very expensive - $21 for 4 hours! The parking outside the hotel is free after 6.00pm on weeknights. The parking problem is not the fault of the hotel - it seems to be a major problem everywhere in Adelaide. If driving to Adelaide you might want to consider choosing a place with parking provided - but it will cost you.

My partner and I booked this hotel for two nights (2nd-4th March) for a visit to the Adelaide Festival. We were heavily influenced by the Adabco's second highest rating for hotels in Adelaide on Trip Advisor. Previously when we have booked hotels in the top ten (or even twenty) in various cities, we have had a very positive experience. The Adabco, unfortunately, proves an exception to this rule.

The worst (and most difficult to ignore) aspect of our stay has been the foul smell emanating from the drain in the bathroom. Upon arrival, we opened the door to our room and were greeted by an overwhelming rotten egg/sewer like smell. We tried opening the windows (they don't open) and turning on the airconditioning, but to no avail. I called reception and they sent someone up to pour a liquid of some description down the drain. This did reduce the pungency of the odour slightly, but did not come close to ridding the room of the foul smell. We then tried covering the opening to the drain with our towels (this also made little impact). The staff member we complained to was very polite and apologetic, however there was little they could do to resolve our concerns.

Our room is dark and the only view from the window is the wall of an apartment building ten metres away. Lights need to be turned on even in the daytime. The room is also extremely noisy. I slept with earplugs in, and the television on, to try and block out the conversations outside and in adjacent rooms.

Beyond the dark and unpleasant smelling room, this hotel reeks of cutting costs wherever possible. The bathroom clearly has not been cleaned properly for some time (there is grime around the toilet buttons, skirting, tiles, etc..); the carpet needs to be cleaned; towels are worn and have turned a nasty greyish colour; our linen was not changed; there is no complimentary bottled water or mini bar; the free breakfast comprised the minimum possible -- and cheapest -- ingredients (and ran out twenty minutes before the breakfast period was supposed to close).

There is nothing 'boutique' about this hotel. I cannot even begin to understand how it is (at the time of writing) the second highest rated hotel in Adelaide. This hotel would probably be acceptable at half the cost (we are paying $229 per night) but it is a budget hotel masquerading as something it is not. It is nowhere near the standard of other hotels I have stayed in within this price range in Australia or overseas.

All in all, best avoided.

We stayed at this hotel for 11 nights and we thought it was an excellent hotel! We liked everything aboutit. The staff was very friendly and helpful. Our room was spacious and well appointed and clean. We like the fact that there were guest kitchens which were well kept. The location was great. We walked to buses and street cars and the Central Market and Rundell Mall were close by. The hotel reminded us of a hotel somewhere in Venice, Italy....
