A lovely place to stay, very well equipped, very welcoming hosts, and perfectly situated - in countryside, 20 mins walk from coast but only 10 mins walk from St Just - a really idyllic setting. I will definitely re-book!

We have visited the Lower Barn every October since it was first available in 2007; in 2012 we switched to the Upper Barn simply because we weren't quick enough with our booking and someone had got in before us.

The barn, which sits in the middle of what was once a farmyard surrounded by the original farmhouse and outbuildings, has been beautifully converted into 2 apartments (near identical, having now visited both). The surroundings are very attractive with a nicely tended garden and a table tennis table in one of the outbuildings. The 3 key features are the quality of the accommodation, Steve and Julia's personal service and the location.

The accommodation is of a standard that, sadly, one rarely seeming to see in this country. This is not so much reflected in the specific facilities, which are excellent, but in the attention to detail that means that you will not find an ill fitting tap or loose cupboard door. The Lower Barn is slate floored throughout with a fantastically well equipped kitchen area. We cook the local fish while staying and have never found the kitchen lacking (garlic press, steamer, oven dishes etc along with cling film, foil and other requisites). Although we have never felt the need to use it (the heating is excellent) the wood burning stove makes an attractive feature and, judging by the guest book, is clearly a major attraction for others. The shower wet room is also excellently done, with a first class shower, no tile mould here!

Steve and Julia live in the farmhouse and maximise all the benefits of being close without any of the disadvantages. This proximity means that a raft of small things are easy and stress-free: no worrying about your arrival time or collecting a key, local advice freely given, immediate attention if you want to adjust the heating or want to know how the clothes drier works. This is also evident in the service in the property where cleaning and maintenance has obviously been carried out by owners who care and have visibility of what needs attention. We have always found the property spotless and there is annual evidence of re-painting and small amendments and improvements (ie this year an iPod dock to improve the TV sound and allow you to better play your own music). We always find fresh milk and biscuits waiting for us and Steve and Julia are always happy to provide anything you have forgotten (flour on the evening of our first visit for instance).

The location speaks for itself. The barn is only 2 miles from the sea and a short walk from St Just, an attractive small town which provides an excellent small Co-op, local pubs and butchers, greengrocers etc. We spend our weeks walking and the coast path provides an outstanding backdrop on any of the sections from St Ives round to Newlyn. The furthest trip we ever feel the need to make is to the beautiful scenery of the Lizard. The wilderness and beauty of the sea scape at the far west of Cornwall is unmatched and only enhanced by the evidence of Cornwall's tin mining past. Add to this fresh fish bought in Newlyn, home produce bought from stalls by the road, interesting art galleries (both small and local but also on a larger scale in the case of Tate St Ives and the Newlyn and Penzance galleries) and dinner at The Gurnard's Head, I could go on ....

“Cracking, self contained accommodation in a great position”

This is a cracking, self-contained and well provided for accommodation in a brilliant position. In fact, by the time I left after three days stay, I wanted to live here. There is a double bed in one room and two single beds in another room. The kitchen is stocked with everything you could want, including tea and coffee. There is a TV and DVD player, a wood burner, and iPod docking station, and also Wi-Fi is available. The very pleasant owners, Steve and Julia, have left a wealth of notes and information that you can get cracking on your stay. They even list good pubs nearby and places to eat and visit. The place is a short walk across the beautiful fields to the town of St just which is full of lovely cafes and even better pubs and art galleries. The place is also situated very well for great coastal walks and lots of buses can take you into Penzance. And if you're down on a Thursday night, do not to miss the open mike night down at The Swan in St Just – my favourite night of the holiday. The Kings Arms does great meals also for when you can't be bothered to cook. All in all a great stay and great accommodation.
