The hotel was well situated for seeing the sites in Spoleto. The staff were welcoming. We were given a complimentary glass of wine and tapas before dinner. The restaurant was excellent. Our room was a good size and very comfortable.

Coming from Rome the Hotel is the first real building you meet on the left as you approach the square. The front is not very impressive but everything changes on the inside. There is a large reception area and bar to the left and another reception area to the right as you approach the reception desk which was pleasantly staffed. To the left of the desk is a large "L" shaped dining room with large windows around it giving lovely views of the countryside and the roman theatre. My bedroom was on the lower ground floor but still high above the road with a large bed and plenty of room.

Room Tip: Try and avoid a room overlooking the front.

Professional staff receives you with a smile ! comfortable and very clean rooms.
The hotel restaurant offers full course dinner meals at a affordable price.
A full morning breakfast buffet including fresh fruits,pastries and selection of local cheese.
Location is great , just a few steps away from piazza della Libertà from which you can walk and visit all of this beautiful and charming city.

The only negative aspect is their parking which is very small and cannot accommodate many cars but I am certain that the hotel staff can redirect customers to alternative parking space nearby.

Room Tip: Its a very quiet area so I would think all room are quiet.

We arrived without being told the hotel was under construction. This meant that at 7.50am every morning we were woke up by hammering noises right outside our window, since we were here for a few days relaxation, we could not sleep in past 8am. I would have liked to have been informed of this to be prepared. We were told it was a dog friendly hotel and yes they are allowed in the room but not in the restaurant, most restaurants in Italy let the dog in and we cannot leave the dog in the room alone as he would cry, so we didn’t get to eat in the hotel, again would have liked this to be clear from beginning and we wouldn’t have picked this place. Rooms were clean, decent size but a little basic. Our hair dryer in room was also broken. We were allowed to take breakfast to the room, which was good. Most of the staff were friendly and helpful. Just disappointed we weren’t fully informed on the situation before arriving. Was a little bit expensive for what it was.

Lovely central hotel with the most fabulous views. Room was spacious, very clean and with a balcony overlooking the garden and Roman Amphitheater. Breakfast was excellent with huge range of fruits, cheese, cold meats and baked goods. We also had dinner here one night and can recommend the restaurant too. One of the three underground walkways of Spoleto has an entrance just across the road. Staff very professional and helpful. Would love to stay there again one day.
