This hotel, once a palace, is a bit away from the main tourist area of Orvieto and so is quiet. We had a lovely room looking out over one of the streets of Orvieto and the staff was very helpful. It was raining one evening and they loaned us umbrellas to go out for dinner, since this hotel does not have a restaurant. The breakfast room in down stairs and there is an entrance to one of the tufa cellars visible, although it is not accessible to guests. The breakfast is very good including scrambled eggs, which is not that common in Italy.

We spent 2 nights at the Palazzo Piccolomini as we had a winery and cooking tour our first afternoon outside of town and then spent the next full day discovering Orvieto. PS the town is worth a full day..no a rush visit.

Pro's

1- great location on the top of the hill easy to walk to everything both sigh seeing and dining
2- we had them park our car but others have parked in a lot and rode up.
3- staff freindly and helpful
4- cute view over old city
5- good signage made it easy to drive directly to hotel

Average
1- breakfast ok but not as extensive or service level as others on our trip
2- room size good- we upgraded but bathroom and shower small , but functional

This hotel was a good choice for us as we wanted to be in the old portion of orvieto to walk to everything and it was great to walk back to the hotel for a break between touring and dinner .

We did not want to be in the lower portion or outside the city . As with everywhere in Italy you really have to think 3D when booking, so the location made it the correct choice.

Room Tip: research room size when booking

What a lovely fine in Orvieto. It is in the centre so you are near lots of restaurants and things to see but on a quiet piazza. The breakfast is outstanding and the service for all things was excellent. The price was so reasonable for such a hotel.
The hotel is immaculate and rooms are simple but have all amenities like a five star hotel.

Room Tip: Check out size of bathroom, and a view of the piazza

From the train station, we took the funicular, hopped on the little bus (price included in funicular ticket) to the Duomo, and then walked down the main drag to the hotel. Check in was easy and friendly. Staff delivered our bags.
Room was pretty standard, clean, functional. Had a little refrigerator. Window opened on a side street and let in some nice breeze.
Breakfast was standard fare; buffet w/scrambled eggs, pastries, mean, bread, cereal, fruit, yogurt. Can order espresso or cappuccino. There was a carafe w/coffee.
Tile floors and we weren't on the top floor so you hear the folk above you. First morning, the people must have checked out early as the cleaning staff was in at 8 making tons of noise. Suggest the hotel hold the cleaning staff off until later if there's someone in the room below. We walked back to the funicular as it's gradual down hill and easy with roller bags.

The hotel is very close to the top end of the escalator or elevator leading upwards from the big parking lot at the foot of the hill on which the city of Orvieto is located. On the other side it is just a few steps to the center of the town. At night it is very calm and the bed provides good sleep.
The decoration is on the minimalist side, e.g. on the walls of the room there are no paintings/pictures, they are completely in white. The lamps bed-side are office-style. There is one acrylic glass seat.
Breakfast is in the cellar, quality is modest. Coffee is usually much better in Italy, this is also true for other items.
