when we arrived at the villa, we were greeted by an older gentleman who seemed incredibly annoyed with us. he rolled his eyes when we shut the gate behind us, because he wanted it left open. we weren't so happy about the initial reception...

the room was older, but very clean and comfortable. the next morning we went downstairs for breakfast and the woman who runs the hotel during the day is AMAZING!! she made coffee to order, was cheerful, friendly and spoke four languages that I heard!! definitely a big change from the night before. she was fabulous. breakfast was great.

the hotel was pretty close to the train station, but about a kilometer. take a taxi if you have heavy luggage!! enjoyed getting wine from the grocery store close by.

I thought that this hotel was great, it was on a calm street with a short walk to the bus that would take you to Venice. The service was amazing, they made sure you know where you were going and had maps to show you. They spoke english very well. Breakfast was pretty good. They also were able to tell you where all the close local resturants were plus banks to get money. I am extremely happy with my stay.

Comfortable rooms, good parking facilities and close to the bus station to the old town. This hotel is located in Maestre, which is good because you can park there and then use the bus to go to downtown venice. Great value for money compared to staying "downtown" Venice. Breakfast is good, service is very good, staff speaks great English.

Very very friendly staff - Roberta is wonderful. Breakfast is delicious - try their hot chocolate and cap, and LOVED their raisin bread. It's very easy to get to Venice with the bus. The bus stop is about a 5 minute walk from the hotel. It costs ca. EUR 4 to get to Venice and back on a 10 minute bus ride. Buses run every 15 minutes, and every hour after 10pm. There is also a great library of Venice guide books you can borrow from during your stay at the Hotel. A few more pros - there is a supermarket one block away, as well as a nice Italian restaurant, free WIFI, while the neighborhood is quiet, it is also nice to have secure FREE parking in the courtyard by the house. We stayed in November 2010 and had 3 to a room @ EUR 25 per person. The single rooms are a bit pricey, but if you are traveling with a group it's a nice place for the cost. Thank you for a lovely stay.

This hotel was perfect for our one night stay after flying from North America to board a cruise ship in Venice. The hotel staff were very helpful with maps, directions and eating recomendations. Good public transportation to the airport and the island. We couldn't have asked for a better place!
