My partner and I visited Bowness once again in June, however, first time we have used this B&B and must say we were not disappointed.
The Elim House is situated at an Ideal location for either Windermere (5-10 min walk) or in Bowness centre (2 mins) - or if like us, great base for walking days.
On arrival we were warmly welcomed and throughout the stay, nothing was too much of a problem - in fact the 3 days just flowed by.
Rooms spacious and include what is required for a few days break, beds comfortable and overall fairly spacious. Fresh towels and tea / coffee tops up every day
Breakfast options are suitable for most, whether its a "fry-up" or just cereal there are choices - pretty tasty too.

Overall a great visit and B&B well worth the price - will be back Judith (thanks again).

Room Tip: Room 3 has nice view over front garden

Me and my husband stayed for two nights. The location was perfect, 5 minute walk down to Bowness and the lake. The room was very clean and comfortable and the breakfast was beautiful with lots of choice. The owner and staff were very welcoming. We will definitely be back.

Hubby and I booked to stay at elim house and from my first point of contact with Judith which included me initially booking the wrong week everything was dealt with by Judith the owner in a very friendly and professional manner at all times.communication between us was second to none including the fact that due to matters beyond our control we arrived a little later than anticipated.we were shown to our room after having a brief chat and Judith continued to be helpful without being at all intrusive.our room in the annexe was clean tidy functional and very quiet which suited us perfectly.

The weather was warm and sunny most of the time which was an added bonus in the lakes,breakfast was very tasty and the waiting on staff were friendly and obliging

I really struggle with guests who plaster negative reviews on here as I do not know what they expect for their money.this b and b really is priced very reasonably in such a tourist hot spot and hubby and I would not hesitate to book again when we are next in the area.

Finally thank you Judith and hope to see you again sooner rather than later.

Despite what the last post said, this is a great b&b in a lovely location at a great price. Would recommend on rhis and the lovely full English we had on both mornings. The owner is fine and we had a nice chat with her before we left about our experience of the drunken guest next door on Sunday evening. If the previous poster was in no 8, you have a shakey grip on your own movements that night and what state you were in.

We booked a last minute getaway and were excited to arrive at Elim house. When booking we were asked to provide an estimated check in time, due to traffic issues we were running behind schedule and received a text message followed by a phone call from the owner who was very abrupt, reminding us that check in finished at 9pm. Baring in mind it was only 4pm and we were only half an hour away from the property we reassured the lady that we'd arrive promptly and apologised. When we arrived there was no parking,very frustrating when the property is advertised as having private parking available-one of the reasons we booked. We spent 20minutes driving around looking for somewhere to park which ended up being several streets away from the property. We then called the owner to tell her about our parking issues to be told "We should have got there sooner"- very disappointing response as at no point were we told that parking was limited and determined by arrival time.

After finally parking and making our way to Elim house we were informed by the owner that she had to go out so instead left the key to our room in the door and gave us instructions on how to get to the room which was located in the annex separate from the main building. we had no issue with this and arrived to a clean room, basic no thrills but ok for a one night stop over However the major disappointment was that the room was very cold, the heater that was attached to the wall did not work so we had no way of warming up the chill in the room, we looked for extra covers etc for the evening but there was nothing. with the owner away we could not report this issue so quickly got changed and ventured out and only returned late evening as we did not want to sit in a cold room. We had a poor sleep due to the temperature of the room. We didn't go for breakfast as this had to be ordered the night before by filling out a hospital type food order form, we decided against this. Check out was at 10.30 and at 10.35am we heard the loud knocking of the owner telling other guests that they had over stayed and must check out. This promptly was followed by a knock on our door insisting we leave immediately as we had over stayed the check out time (by 5 minutes) we asked for an extra 10 minutes to gather our stuff as we had such a long walk to our car we were trying to pack sensibly to enable us to carry our bags easily. We vacated the room at 10.45, leaving the key in the door as arranged when we arrived. When leaving we were stopped by the owner, this was our first face to face encounter with her and it was very unpleasant. She insisted that the key should be taken to reception, we weren't even aware there was a reception so offered to go and get the key, the lady furiously stormed off and told us "wait there I'm checking your room before you go and thank you for keeping us up all night" we were in our room by 11pm-and had made no noise. The couple next door to us also agreed that they had heard no noise from our room so to be accused at the end of our stay was rude and uncalled for. There was no polite thank you or good bye and we felt she couldn't have made any less of an effort throughout our very short stay.

This review is an honest review of our stay, the hotel itself has some good points:
-well kept gardens
-clean rooms
-good location
However the rudeness and unkind remarks from the owner lets this B&B down along with the nonexistent parking during busy times and cold room. This is not the first review on trip advisor with comments on the attitude of the owner and I'm sure she will, like the other reviews, comment back insinuating the issue is with the guests. All in all a very disappointing stay

It was the people in the adjacent 2 rooms who reported the shouting and banging of doors at 3am AND 5am and a telephone number was left in case of any heating problems which were not reported? And no mention of the fence?
