Jim and Anita are a friendly helpful couple, and the b and b is nice and warm. The breakfast was more than adequate - plentiful and good value considering the price I paid.
The place itself is nice enough with enough parking to go around, and is handily situated near a bus stop (best bet is a £3 megarider that gives you an unlimited days travel on Carlisle buses). You will need to catch a bus into town unless you have a car or enjoy a good brisk walk - but its only a 5-10 minute bus journey so still close.
I've been staying in Carlisle for just over 25 years (seeing my kids) and this is definitely one of the friendliest and best value - just don't expect anything too posh.
I would definitely stay there again.
As for the negative views, I did see the odd cobweb, but nothing to give me any serious or health concerns. It was clean, warm, the telly worked, the shower was good and the breakfast was nice, and the rooms fairly spacious.
Overall, good value for what you get and the distance from the town centreMore
