We booked this is a very last minute Saturday night stay. Ordinarily the hosts have a 2 night minimum stay at weekends for higher seasons but will release them for one night if the room has not been taken. I'm pretty good a sniffing out quality accommodations for a realistic price but even I was surprised to find this little gem only 2 days before we travelled.

We stayed in the double room on the second floor at the rear of the house. It was extremely quiet (no noisy floors here!) and very well appointed. The decor was clean, calm and bright, and although the shower room is small, the shower itself was excellent. And there was plenty of hot water.

I slept very well which is unusual for me when I travel. The bed was comfortable and the bedding very crisp yet soft.

Breakfast in the morning was beautifully presented and cooked. The selection is standard - full english, porridge, cereals and fresh fruits. I was presented with a huge teapot of tea which was nice. There is a sun room at the front of the house although we didn't get the chance to use it. The hosts, Mark and Christine are very friendly, non-intrusive but there if you need anything or just want a quick chat.

The house itself is situated opposite the sea front. It's approximately a 15 minute stroll into town - far enough away that you don't get the noise from revellers. The beach is all pebble but exceedingly clean and I definitely recommend a walk along the prom and up the pier.

Looking forward to going back and exploring more of this wonderful area.

Room tip: The rooms at the back are quieter. For more space there's a double room at the front of the house that has armchairs and a balcony.

Really super Guest House where you're well looked after by owner/managers Mark and Christine. Well decorated and very clean and tidy, a real gem sitting just 20 yards or so from the beach.
Plenty of choice of food for breakfast.

We stayed in the Breakers Guest house for two nights, and everything was simply perfect!
The room has a beautiful view over the sea and is incredibly clean.
The breakfast was delicious.
The owners were super kind.
Due to new windows, the room was pleasantly warm.

Right over the beach near with views to Sovereign Harbour and Beachy Head, a friendly peaceful guest house . The breakfast is in a classic dining room with a feature victorian fireplace and classic arched room divider. We had a balcony with great sea views and spotless facilities. This is an excellent base to explore the Town , Hotels, Bars and restaurants and superb beach walks of Eastbourne.

Room tip: all rooms are facing the sea I think so just choose the right size for you.

We stayed in this beautiful house for 2 nights. The place is spotless and tastefully decorated. Convenient location.

The welcome from the host Mark was warm however the house was very cold (in terms of lack of heating). In fact the first night the king size bed felt damp at the bottom it was so cold. We were on the top floor which maybe meant it was particularly cold. The central heating didn’t seem to stay on for long morning or evening. We discovered an electric heater in the room the second night and this was so much better. Going out of the bedroom into other parts of the house though - you were hit with icy coldness.

It was advertised that bottled water was included in the price - 1 small bottle for a double occupancy room was what we received. For the money we paid things like this seemed to be somewhat restricted.

Breakfast was adequate. Easter eggs on Easter Sunday was a nice touch. Would we return? Probably not - we’d likely try another of the multiple guest houses in the area.

The comfort of our guests is of the utmost importance to us and we are therefore so sorry that you found your room to be cold, but deeply saddened that you felt unable to mention it to us at the time. Had you done so, we would have done all we could to make you more comfortable, including turning up the heating, providing extra blankets and pointing out the electric heater
A complimentary bottle of water is provided in each room and we are happy to provide a second upon request.
