We stayed here as a family of four in late June. The hotel staff does not speak much English. If you have a lot of luggage or have mobility difficulties be aware that you will be climbing a lot of steep stairs to get to the hotel lobby itself and then to your room! The air conditioning here was not adequate for our rooms that connected in the attic area during our stay. We had a pretty uncomfortable night of sleep due to the hot rooms. The morning breakfast was excellent. The hotel is very close to the Cathedral We would not stay here again in summer.

Little hotel very clean eccellent position
Paolo informa you about site to visit shops and restaurant in Assisi and near the town
The basilica s.francesco is at 100 metres and is good to see it in the afternoon or i the night
Is possibile parking il you are in hotel

Great location within sight of the Basilica. Rooms are clean but so small. Bathrooms are completely tiny, yet still manage to squeeze in a bidet for some reason. We were provided with dining options and advice on sights to see.
The free parking is about a 15 minute walk down the hill.
The Basilica is just brilliant.

Dear guest,

the hotel is located in an historical building trace back 1600' , is not possible to enlarge the room as in the new hotel. But you slept in the famouse Properzio House.

This hotel ticks all the boxes. You could not get a better location (you can see the Basilica from the entrance), and the proprietor goes out of his way to welcome you and tell you about all the must-see sights and must-try restaurants. He spoke only in Italian but even though I don't speak the language he was so clear in his communication that I understood what he was saying. The rooms were clean and comfortable and the breakfast was perfect!

We had an okay stay at this place but the proprietor seemed a bit aloof. We walked all over Assisi and then checked in. He told us that where we had parked would get us a ticket (it was illegal but there were many other cars there too) and then he took his time telling us about several restaurants to go to. He also said that we would find many free parking spaces down a hill but there were only a few. Luckily, it was off season (March) so not as many tourists taking those spots. One bedside lamp was broken and neighbors initially were loud but otherwise it was fine. Right next to the wonderful church that chimes. Breakfast adequate and included.

Dear Guest,

thank you for your feedback, the hotel is in a ZTL zone and is not possible to park the car inside the historical center, to park there is necessary a special permit. Is possible to park free of charge near the cimitery where there are a lot of parking lots, generally they are enought also in hight season. I think you saw only the first parking area.
We changed the broken lamp, thank you for warning us.
