We had lost all our luggage, and the team even tailored the new trousers I had to buy to replace the ones I lost.... the hospitality is superb, the rooms are comfortable and clean. Massimo's own wine is worth trying too.

We stayed here one night only - in order to explore Assisi, which was a 30 minute walk away up the hill. (BTW Assisi is a fantastic historical and religious city to explore - and this was a perfect venue to stay for this. The walk up the paved path to Assisi requires a moderate fitness level as does the walk through the amazing Basilica and up to La Rocca, but it was well worth it). Our room had a great view up the hill, and was cool and comfortable. Massimo was an attentive host and our dinner meal cooked by his wife Rosita was astonishing, dish after delicious dish. Don't eat before you get here - your appetite will be well satisfied! Sitting out around the pool, drinking prosecco watching the sunset over Assisi was a real highlight.

When my husband made this reservation, I was a bit disappointed since I was hoping to stay in Assisi itself. But the booking was a stroke of genius. The panoramic view of the beautiful city from Il Roseto cannot be topped, especially when dining in the garden in the evening. We stayed in a suite on the top floor and had a large terrace to ourselves with a 360 degree view of the surrounding fields and gorgeous city. The owner, Massimo, was terrific -- helpful with every little thing and great with wine recommendations. We had a perfect stay.

Room Tip: Rooms on lower floors appear to be on the small side. Highly recommend the suite on the top floor, although it is more expensive.

We stayed in this Hotel 2 nights mid June as part of a larger cycle tour of Umbria . We paid €150 per night for a room with a view of Assisi . The room is clean and comfortable but small and the same applies to the bathroom , for the price I was expecting something larger and less basic . The view from the room and the pool area is fantastic and this is the big selling point plus the ability to walk into Assisi in about 20mins or get the bus for 2 euros . Breakfast is basic and was in a small room and was extra . We had dinner one night, we were offered no menu, price or asked about preferences but it was pleasent with no choice and you don't need to decide what to have !. The host is very charming but can sometimes be intrusive . The recommended house wine is expensive and cheaper and better wines are available on the list .When you first arrive you think what have I booked but it does grow on you.

Room Tip: I think there are just two room with a view of Assisi , A/C was good

Dear Sirs,
we are sorry we could not meet your expectations completely. Just one point: breakfast was included in your rate, it was not extra. You did not pay anything extra. About dinner, menus are set and different every night, the price is 25 euro for a full menu, but we are always available to change a dish if you don't like (we also have vegetarian and gluten-free dishes) but we don't have an à la carte service.

Had a wonderful stay here with Massimo and his lovely wife. The rooms were great, the outdoors was a beautiful setting with a lovely pool and sitting area that you can see Assisi with an unobstructed view. We had a beautiful dinner one night at their restaurant- fantastic 4 course meal, highly recommended. Lovely breakfast also. I would stay here again and recommend to everyone. Thank you for your lovely hospitality.
