Old good looking building in a nice area. Quiet at night. Large bedroom with a nice view. Very common and cheap furnishing. Unpleasant feeling that making money is more important that welcoming people. Too expensive.

Accommodation location was perfect, it was lovely being in what seemed like a residential area, lovely cafes, restaurants and even a local co-op. However, once you found the accommodation you could appreciate your surrounds, but finding the accommodation and getting inside was intersting, especially it being a Sunday thankfully we found some locals who called the after hours number for us. We were not disappointed in the venetian styled accommodation what we were disappointed in was the items described in the booking eg, bathroom (this was not in the room but down the corridor -private usage) not great for.middle of the night trips to.the toilet as you had to unlock your room door to then go to the bathroom to unlock that door, then relock that door as the bathroom needs to be kept locked to get back to your room and lock yourself in. The safe which most travellers look for when booking accommodation was broken but it was no more than a small tin, probably wouldn't have fitted our passports, at.least the wardrobe had a lock with a key. When we asked about breakfast the next morning we were told they no longer provided breakfast. Which we discovered had been decided in the December to cease providing breakfast from end of March, but we were told a voucher would be provided to get breakfast 6 euros for 2 people to.eat breakfast from the local cafe,a coffe costs costs minimum 2 euros, unfortunately the printer was broken so they had no alternative but to offer a small credit refund on our balance, we told them how disappointed we were especially as we travelled from Australia. We did ask why no notification was given to us especially since we booked 6 months. The other thing that had me worried was i had received on at least 3 occasions the week before travelling, advice that my credit card had declined and for me to update another card. I dont want to be completely negative about our stay as once we got over those negative points we could start to enjoy our stay and appreciate why we wanted to stay a few days in Venice and as much it was initially hard to find, the location was perfect, we loved Venice.

The hotel is in a perfect location in the heart of Santa Croce, easily accessible to the rest of Venice on foot and surrounded by lovely little coffee shops, restaurants and bars with the canal running right beside it.

It's got an interesting set up in that the hotel is hosted within an old Venetian apartment block, with locals living in the same building. At first, we assumed we misunderstood the booking and it was an air b'n'b style rental; however, when our contact (Bernard) turned up, it became apparent that we were actually in a hotel!

Bernard was very kind and attentive (as were all the staff we accounted there) and the accommodation was very clean with great AC.

A couple of points to note is that we were told that the room was B&B and it wasn't, meaning we were a little mislead here; similarly, check-in/check-out times were quite strict and this wasn't highlighted until a couple of days before checking in to the hotel.

However, all in all, it was an ideal spot for travellers looking to have a base during their explorations in Venice, due to the location, cleanliness and friendly staff!

Just returned from a 2 night stay, the location is perfect, very easy to find and less than a 5 minute walk from the nearest vaporetto stop. The hotel is tucked away on a beautiful little Street right next to the water and across a little bridge...absolutely stunning and free from the hustle and bustle of more touristy areas. There is a lovely bakery across the road for breakfast, a supermarket and grocers and at the end of the road it opens out onto a beauful green square with several bars and restaurants.
The hotel itself was clean and bright and comfortable with a huge venetian window and a little terrace looking out over the street and river below, absolutely perfect and exactly what you imagine when you think of venice.
The staff were very friendly and helpful and provided a map and helpful tips and how to get back to the airport.
We loved everything about this hotel and don't think we could have found a more beautiful spot, we would definitely return and recommend to anybody wanting to experience a real venetian experience free from selfie sticks and crowds of tourists!
The only negative was that breakfast was not provided as specified through booking.com however I feel this was the responsibility of booking.com to make this clear and wasn't the hotels fault.we had breakfast at the bakery across the road which was lovely.

In May I made a reservation on this hotell for three nights. We didn't even had to enter the hotell before the bad experience startet. The outside door was loocked. We had to call a number on the outside wall to get someone to let us in. We waited for 30 min!! When we saw the room we realized that the pictures we've seen at booking.com had noting to with this hotel. There was no breakfast at the hotel even though we had confirmed breakfast in our order. The bathroom was far from our room and it smelled really bad in the hotel. We decided to check out the next day and find another hotel. I was promised to pay only for the first night, but was told that the hotel already had charged my VISA-card for three nights. They promised me a refund. I never signed the redraw or enter a pin-code. The money has never been refunded. I have contacted the hotel, but they don't answer my emails.Don't stay there. They rip you off!

ci dispiace moltissimo leggere questa " non buona " recensione, ci teniamo a precisare che la camera che avevate scelto al momento della prenotazione era proprio quella con il bagno ESTERNO ( per bagno esterno si intende che il bagno si trova fuori della camera , nel corridorio ed è ad uso esclusivo della camera stessa ). Ricordiamo benissimo l'espressione del vostro viso quando avete realizzato di aver prenotato la camera sbagliata ( avreste preferito avere il bagno interno ) pero' l'errore non è stato certo nostro in quanto nella camera da voi prenotata è ben specificato che il BAGNO E' ESTERNO.
Avete poi deciso autonomamente di lasciare la nostra struttura dopo un giorno ( avendo prenotato 3 giorni di soggiorno ) chiedendo se potevamo farvi pagare solamente il costo della prima notte. NESSUNA PROMESSA VI E' STATA FATTA al riguardo ma vi abbiamo gentilmente spiegato che essendo alta stagione dovevamo chiedere l'opinione della proprieta' il merito all'eventuale rimborso.
