Good value option.
Rooms are okay (bed was good, room was large enough, bathroom was good, it was clean enough) but nothing special.
Breakfast was basic. The reception doubles as the breakfast room in the morning. Guests sit on stools at high tables and there is a small choice of sweets, coffee/tea (from a vending machine, free of charge) etc, but don't expect it to be of the quality that you will get at every neighbourhood pasticceria.
The location is great. The hotel offers on-site parking (free, to be reserved) and the metro is at a few minute walk. The metro gets you to the center in a matter of minutes.
Summary: if you value your wallet and good accessibility to the center, then this B&B is a fine option (we were happy with or choice). If you fancy something posh, then don't go here.

The location was great.
Clearly outside the city but close to rail and trams. Free parking on site and an excellent breakfast available. The host is very friendly and helpful. We did not need to ask for instructions on how to get to town as she provided that early on. For those who want a laundromat go to LAVANDERIA ECOLAVA MILANO Via Airolo 36 about 10 minutes walk away. There are not a lot of restaurants in the area but our choice was Nuova Dongya Restaurant in Via Airolo Street. We went more than once.

The downsides were inadequate hot water - we had none one morning, a hot room which has airconditioning installed but remote is an additional cost and a shortage of power outlets.

Positive points: quiet hotel, reasonable price, room with bathroom, TV, good wifi. Friendly staff. Nice neighboorhood. There is a big supermarket 8 min by foot from the hotel, in viale zara street.
Negative points: far from the city center, but it's 5 min by foot from Istria metro station(around 15 min by metro to the stations at the touristic points, ticket 1,5 euros,), 30 min by foot from Central or Garibaldi railway stations. A city map is not provided.

In general is a good hotel, with reasonable price, far from the touristic points but with good and fast connection by public transport.

Location is OK, pretty close to Istria subway station. Good size room and bathroom.
Poor quality bed. The lady at the reception was obsessed that we use too much water. After 11pm when I was almost at sleep she called me to check if the water is off in the bathroom. Poor manners. Do not recommend.

It is already the second time when we stay in this B&B. This B&B is maintained very well, as we had found the rooms the same good condition as they were a year ago.
The property is located in a nice area, just a few stops by tram No.5 or by bus from Milano Centrale to Piazza Istria. It is just the most fantastic place (at least for a one night stay) in MIlano: the rooms are spacious, the shower is OK, the breakfast is good, the staff is polite, and inner yard is sooo beautiful with green grass, grapes, and even apricot tree, where you can sit and relax in the evening. It is very quite in the hotel. They welcome small children which is an upside for a family.
There is also an Esselunga supermarket just the next block (open only until 21.00).
The B&B is, however, close to the railway. For me it was not a problem at all to sleep at night. Perhaps, for somebody who is more sensitive there might be a problem. But this is the best price-quality ratio of the hotel which I had ever seen!
I definitely recommend.
