This is my experience there: Very dangerous steps to the lake. An ambulance was after my husband slipped (few days before another person slipped, but not sign). No lunch or dinner facilities. Dangerous road, especially when you get out from the car park.
Nobody helped us after the episode, I was very scared and I didn't feel supported.
Not the right B&B if you like comforts.

The day you came for the check-in and the next one, I looked from your face and your enthusiasm, that the hotel and the place liked you very much, were all smiling and satisfied!
Then it happened ... what would never have happened .. and please believe me it never happened before in 60 years of activity .. a slippage on the lake algae, ruined with a headbust.
In reality I was very anxious about your husband, I personally called 112 after giving you water and ice for the head.
Unfortunately, the incident happened, but fortunately it only resolved with a fright, as your husband was already well the next day.
honestly, I never thought to putting a warning sign because: 1st) there is a handrail to get to the lake, where to cling; 2nd) who go down to the water does it slowly paying attention, 3rd) This summer the lake was particularly low, but, the level of water and algae can change within in a few days of rain ..
The reaction to the criticisms towards our Hotel is only motivated by your husband's slippage ...If this did not happen, you would have leave our Hotel with good memories

After reading all of the previous reviews I can only say: almost all of the Italian and Spanish hotels are located across the street (not directly at the beach). If you want no roads between your hotel and the beach - please go to Seychelles, Bahamas or Mexico. Why is this the reason for giving worse recommendations? Come on, this is a GREAT HOTEL, guys! I couldn't believe it is just 2 stars - the hotels itself is definitely worth at least 3-4 stars, taking the location in consideration - at least 4 stars! There are lots of other 4 and 5 star hotels (with a room price of 400€ and more per night) with an absolutely same location, just some meters away. Here you will find adorable owners who are taking care of the whole cozy hotel, they even have their own private beach with an easy access and a parking space! Try to find anything comparable here for such a price - you won't manage it! So for those of you who are afraid to cross the road with children (and apparently are not able to take children's hand) - go to Turkey. Cheap hotels and no streets. But also no culture and no amazing locations!
Fazit: We will come back again and again!

I've stayed here on many occasions and the location and value for money is excellent. It is not grand but it doesn't need to be. It's clean and the lake views are fantastic, with easy access to the excellent restaurants on the nearby islands.

Room tip: Lake view is a must!

Stayed for two nights. Our family room was in the building next door. Nice, clean, comfortable room and plenty of storage space. Small balcony for two people but with spectacular lakeside views. Bathroom was sparkling but could have done with a few extra toiletries for a family of four. The towels did smell a little after one use, not sure why. It would have been useful to have had some glasses in the bedroom. Breakfast was ok, nothing to rave or write about. The owners were very helpful. The car park is situated in front of the hotel across the road but this is one hell of a busy road with no pavements. Not at all comfortable tooing and froing from the hotel, car or lake swim. Good location for Baveno and Stressa but best to drive as no pavements.

The view is nice. Sitting on my porch-like balcony in the evening, we can see clear across the lake and can enjoy the lights there. Crickets chirp, there's a terrace where we can sit. Not half bad. So why the low grade, we can hear you think. Here's a summary.

Between the hotel and the water is a dangerous, busy road with no sidewalks or safe pedestrian areas. That means that in order to swim, we have to cross that road, and I have seen many parents - ourselves included - fear for their children's lives on the edge of that road. To get anywhere from the hotel, you have to take a motorvehicle or risk walking for at least a kilometer on that road. We know the road is not officially part of the hotel, but it really makes it unsafe for kids. Also, the concrete area that we can use to enter and exit the water has a hole (just under the water's surface) that can easily cause harm to a child's leg if it isn't paying attention while playing there.

The entire swimming area on the lake's edge, while probably nice at some point, seems to have decayed and is in need of repair.

Another point of criricism: while the room itself seems clean enough - the smell of bleach didn't leave until the second day - what bubbles up from the clogged drain of the (all around hydrojet) shower is very much not. The towels are stiff and grainy, possibly because they are dried on lines behind the hotel.

Breakfast is basic, with the minimum of usual items served (no eggs, no fruit, just bread, cheese, meat and jam and some cereals. Coffee and croissants are brought to the table. Each guest gets one croissant. One. Not two. One.

All in all it's good that we only stayed here for two nights. With a few improvements, the hotel could be much better. It looks so nice on the outside.
