Great location, comfortable beds and very nice staff. However, this hotel is not without problems.

The biggest turn off for me was the amount of mold in the shower. When I let the staff know about the mold they were quite horrified and arranged for it to be cleaned. I thought this might have been a one off problem, however, we had cause to be moved to another room for one night (a suite) and it had just as much mold in the shower. Makes me think this is a consistent problem.

On arrival we were told the air conditioning in our room was broken and that it would be fixed the following day. As an interim solution a portable air conditioner was put in the room. This sounds like a reasonable solution until you realize that it means you can’t lock up your room because the vent for the portable unit has to be run out of the door. Because the door had to be left open we had a lot insects inside. It was also an issue when the venue next door had music blaring into the night and we could not shut the door to block it out. The portable unit also took up a lot of space in a small room. However, these were not the main problems with the portable air conditioner. Portable air conditioners are very loud because you have the motor in the room with you. When the motor kicks in and out it is like trying to sleep on an airport runway. Although we were told the air conditioning would be fixed the following day, it was not fixed during our 4 night stay. We were moved to a suite for 1 night so managed to get some sleep on one of those 4 nights. As compensation for our discomfort we were offered free breakfast.

The breakfast offerings were very average and it was difficult to find something to eat. Even the fruit was second rate produce. After the second day we chose to go out for breakfast rather than take advantage of the free option.

The WiFi was intermittent and slow.

The staff is the friendliest!!! The hotel room is updated, albeit snug, but this is Europe after all! The location is THE BEST!!!! We were close to the water and we were right in the middle of the historic neighbourhood!!! So quaint! We ate at the restaurant the first night and it was delicious!!! Loved our stay!!!!

The Hotel is fully renovated (not sure what i was before) so thinks are in good shape. There is been attention to details. The staff was very service minded, and I believe that the will be able to take good care of most of your request. The breakfast has a lot of things to choose from. Its a small hotel with ~20 rooms. Downside is the sizes of the room, they are a bit tiny. No chair in our room, just the bed. When looking at this consider this. You prefer Marriott, Sheraton type hotel. This is not you best choice. If you want to feel special, and want something a little unique, then this is a good choice. It right in the center of COMO, so that is great. If you come by car, then book that in advance with the hotel.

Stopped in Como overnight for a train connection and was surprised by this chic boutique hotel.
Rooms are light, airy, and very comfortable,and the whole hotel exudes a pleasant ambience, from the staff to the decor.
Good selection at breakfast, with the bonus of cooked breakfast to order ( including omelettes,fried/scrambled/ boiled eggs, mushrooms/bacon etc),also, coffee to order.
Rail,ferries, Lake, and sights all within 10 mins walk.
Paid the same price for this 4* as we did for a 2* in Bellagio. Would definitely stay in this hotel again.

The hotel IS a short walk from the train station, about 10-15 minutes but with suitcases is a bit awkward as the streets aren’t particularly smooth walking, we did manage though.

Hotel itself is on a courtyard where they have tables for the hotel restaurant, it seemed quite chilled out, not too noisy. Hotel check in was fine, staff were efficient and did their job, no bells and whistles but we don’t mind that. Stayed in the green room, which as other guests have observed, was small but absolutely fine for what we needed on our two night stay. Bathroom was a good size and stocked generously with lots of toiletries. One thing I would point out would be only one pillow each on the bed, this isn’t enough, there should be two each at least.

You can walk to the lake front in about 5-10 minutes, with great views and access to the ferry to ride the lake if you wish.

Overall decent stay, central located, fair price.

first of all thank you for your review, we are glad that yoiu have enjoied your stay at Avenue hotel!
as you have written the hotel is in the heart of the old city centre you can reach everything just walking,
despite you cannot see the lake from here, is just 5 minutes away.
The green room is a double deluxe room, all the double deluxe room has a king size bed, we are happy that you have appreciated bathroom and amenities.
Your advise about pillows is precious! we aklways give other pillows by request but we will take a note about your useful proposal.
