Myself and my girlfriend visited Rome in early January. We stayed in Beside the Vatican after having a couple of her friends recommend the B&B alongside the reviews. First thoughts of walking through the door... A home from home. What a beautifully kept place to stay and Franz and Manuela could not have done anything more for us if they had tried. They epitomise perfect service.
Upon our arrival, we were greeted like old, returning friends. Our room was waiting and was perfect for what we needed: A big comfy bed to rest the legs after walking god knows how many kilometres around Rome and a lovely ensuite with a powerful and spacious shower. We were provided with a map and had a chat with Franz regarding where to visit and how to get to each place (with an ice cream stop at each site!). Each morning, we were greeted by a happy, smiley Franz, a coffee and some freshly baked croissants.
In terms of location, within walking distance of pretty much everything you could see in Rome, some beautiful restaurants and to walk into St. Peters Sq. every night on our way to get some food is a breathtaking experience, no matter how many times you do it!
If I were to return to Rome in the future, or were to recommend a single place to stay to my nearest and dearest, it would be Beside the Vatican. Thankyou Franz for creating an amazing experience for our stay!

On a side note from our trip, we happened to be in Rome for the first Sunday of the month where all museums, POI etc. are free! Saved us a lot of money that was spent on a well earned coffee break or two!

We visited Rome for the first time to celebrate my wife’s 40th birthday and it was brilliant, we loved every moment (even queuing up in the rain to get in the Colosseum). The hotel is about 10 minutes’ walk from St Peter’s Square with a couple of nice bars and restaurants nearby. The rooms in the hotel are very nice and clean and Franz make you feel very welcome, giving some excellent advice on how to make the most out of our trip to Rome. I definitely want to go back to Rome again as there is so much to see, a long weekend isn’t enough time, and I would love to stay at Beside The Vatican again.

This is a beautiful,very immaculate bed and breakfast in the heart of the Vatican.
The owners Franz and Manuela are amazing hosts.They are very warm,friendly and very welcoming. Franz is so helpful in every ways.He spent time to sit down and explained and showed us the maps and tips the important places and landmarks to visit and explore and booked us taxis and he is so helpful. Franz's yummy croissants every morning,selections of fresh fruits,youghurts and hot drinks we looked forward to.A hidden gem with amazing hosts/owners. Highly recommended and we will be back!...Bob and Babes

This was our first trip to Rome and a brilliant one at that! 'Beside the Vatican' host Franz is a top man, very knowledgeable and couldn't do enough to offer advice to make our time in Rome that bit better! He has lots of recommendations, although we didn't have time to try them all, the ones that we did, lived up to their description. Beside the Vatican is very clean, tidy and well organised! Couldn't recommend this little gem enough, it beats the hustle and bustle that can often come with hotels in the heart of popular citys. Situated about a 10 minute walk from St. Peter's plaza, its in a great location for an easy visit to the Vatican city and a short bus ride away from the colloseum and Romes city centre - both of which can also be reached with a leisurely walk, taking in other sites Rome has to offer. The Olympic stadium is also easily accessible via a quick bus ride too. For us this was the perfect place to stay to see everything we had hoped to! Again Franz and his residence make a fantastic place to stay!

As others have said it's not what you expect from the outside when you arrive. (Thought we'd come to the wrong place) lol
B&B is lovely on the inside. Very happy with our room and the ensuite was very clean. We were lucky enough to have the room with the balcony so we're able to sit outside at the end of a long day.
Franz and his wife are so friendly and made us feel very comfortable. He was very knowledgable and helped us with our plans and recommend places to eat etc.
The breakfast was delightful, and plentiful, including coffee, fresh juice, toast and we loved his croissants
If we return to Rome we wouldn’t hesitate to stay here again.
