We stayed here in May to attend a family wedding. The apartment was as advertised – well equipped and comfortable with a balcony overlooking the gardens. The balcony was a lovely spot for meals, especially our morning coffee. It is away from the main drag, hence much quieter than anything closer to the beach. The owner very helpful as was his friend who handled arrangements on the spot. Both were very kind about our [limited] high school French. It would be “suitable for people with restricted mobility” if they had a car. It is very easy to reach the lower main gate to the complex but it is a bit of a climb on the last stretch to the apartment. We soon adjusted but we were puffing a bit the first couple of days. The weather was wonderful when we were there and we found it easy to walk to everything in Juan les Pins. Antibes is a bit further but still a walkable distance, with a couple of local buses as Plan B. The rest of the Cote d'Azur is accessible by bus, train or car.
