The room and en suite were both quite small but very clean. We stayed two nights and no-one came into the room during the day to tidy up the bed or clean away dirty cups. Breakfast was good but with a limited choice of cereals and no choice of white or brown bread for toast. The cooked breakfast arrived before we'd finished eating our cereal and so was sat on the table getting cold. Also the w ifi didn't work in our room - we had to go downstairs to access it.

Clean and practical rooms no facilities for tea/coffee making although you have access downstairs in the breakfast room to get a drink.
Beds OK pillows flat as a pancake heating in the room excellent and good quality double glazed windows keep the traffic noise down.
Landlady friendly enough but a little abrupt when asking me why we had locked the front door on the inside.
The house does smell of tobacco smoke and I was woke up at 6.45am by radio/tv noise from the kitchen which are room was over also music was playing very loudly from the kitchen during breakfast.
Overall you pays your money and for one night it suited our needs.

Stayed for 4 nights. The rooms are large, comfortable, clean. It is a great place to stay.
The hostess could not do enough to make sure the visit was great. Breakfast in the morning was fresh and tasty. Highly recommended place to stay if you are in Solihul.

We are a family of five and stayed for one night, we had two rooms, a triple and a double - both en-suite next to each other.
Upon arrival we were greeted with woofing and as one of our party is petrified of dogs we thought this was going to be a problem but we were told the dog would be kept in the private area of the house, which it was, we never saw it.
We were greeted by a lovely lady and shown to our rooms.
There is free wifi and the tea and coffee making facility is downstairs in the breakfast room not in the bedroom. That was ok
We were given keys to the bedroom and front door so we could come and go as we pleased.
The house is very modern and clean,.
Breakfast was a choice of cereal, juice, tea or coffee followed by a lovely fry up, with toast and choice of jams.
There is parking on the front garden area for about six cars.
We would highly recommend this b&b.

Stayed for one night after attending an exhibition at the NEC.
Our room was great and the owner was extremely helpful and welcoming.
Town centre is a short walk away (Solihull is a gem if a place).
Breakfast was excellent and plentiful.
We will definitely use again if visiting the NEC or Birmingham area.
