Friendly and attentive hosts and staff. Lovely and authentic breakfast experience. Great value for money. Downsides for me were that the bed was very firm ( but that is such a personal thing) and the road noise could be quite loud ( which closing the window effectively blocked). Gorgeous building and great location.

Abbey House was initially chosen since it was so close to everything we needed during our stay but I would return again for the hospitality of Georgina and her staff. The rooms were so clean and comfortable and there was so much served for breakfast that I actually had to tell her I couldn't eat that much! It was delicious and so well presented though - wonderful Irish feast! It was easy to mingle with other guests at breakfast but also easy to keep to yourself if you preferred. Coffee was great (always an important note for me). The house was quiet in evening with only a bit of noise one evening on the street but we just closed one window and fell asleep. This is a wonderful B&B run by good people who want you to have a nice experience in their home and in their town. I do hope I can get back one day.

Room tip: There are two floors so best to mention if stairs are an issue

The room and location were ideal for a 2 night stay that I needed. Good quality food and Georgina was very helpful from start to finish, going above and beyond to help me, even after my stay when I had to contact her again! I noticed that she even seemed to remember everyone's name over breakfast as she was making conversation. Small details that added to a warm and friendly atmosphere. Comfortable, clean and pleasant stay!

AVOID: I'm afraid the service was so extremely poor that we didn't even manage to stay here and we have been left seriously out of pocket.

1. We Emailed and then telephoned with dates.

2. We were engaged in back and forward communication by Email.

3. There appeared to be a change of heart from Georgina today (24th July 2022) who actually provided us with a list of things that might put us off (I just initially put this down to decent customer service) including the rooms being on the second floor, small rooms, hinted at her own price being prohibitive and that we'd have to travel from Dublin Airport to Dublin railway station. All of which we had covered and in fact she was particularly cheap.

Unperturbed by this, Georgina then told us she could only cover some of the dates that we needed accommodation. Why didn't she just say whether she could or couldn't accommodate in the first place?

4. What changed 3.(above - that we thought that this was good customer service) was that I mentioned vaping, she said she did not like it, I said I'd be happy to vape outside as long as there was somewhere to go when I wanted to and she cancelled altogether on us.

It was clear that something changed and I suspect someone in the family put in an unfair bad word about us as it was inconvenient for them to have us hosted in Wexford or, she had a longer booking than 10 days offered which I suspect would be extremely unlikely.

Georgina had turned down our booking worth €1,100. If she was concerned about being paid such a significant amount she could have asked for payment up front or, reasonably a deposit (and she must have been aware of the lack of other b and b accommodation owing to the summer months that would bring down the level of risk for her of us not turning up there - if we were going to stay with family instead then we would never had booked a b and b in the first place - Georgina must have realised that this bed and breakfast was the most competitive).

If the shoe had of been on the other foot, we would have told anyone making malicious comments about a customer where to go and we would have gone the extra mile for the customer out of sheer sympathy. No decent person acts with such malice (if this is what happened as I suspect).

I should point out that we had not paid the b and b at this stage but she was quite aware that we had booked and paid for flights and trains (these cost us nearly £500).

A message to the B and B - I hope that you seriously consider the negative affect that you have had on us financially. You were not to know how much money we had or whether we would lose out significantly.

Also, you were not to know if either of us had disabilities and how much your actions could affect us. We both in fact do have disabilities and I am also a full time Carer to my Brother who was also planning on staying with you. The stairs would not have, however, been an issue (regarding one of your "prohibitive points".

As it happens, we have cancelled a booking in Dublin (at no cost) (and another to deal with days that she wouldn't cover (at no cost)) for the final leg of our planned holiday.

However, we are able to adjust our airline tickets for free and our rail tickets are adjustable for free (but we can't get either refunded) and, if we claim on our insurance for them, we lose our ability to claim a refund on around £250 worth of insurance that we'd still be entitled to a refund on.

We have now found out that Wexford is not going to bring down the summer prices so we effectively can't now afford any accommodation as obviously we will not be booking with this bed and breakfast again and we are stuck with at worst £750 losses, at best around £250 all because this guest house clearly did not want our custom and acted wholly unethically.

Needless to say, we highly recommend that others avoid this b and b, particularly as it seems the usual method of operation is paying once you arrive as you might end up with serious costs and, at best, the diary isn't managed properly to ensure availability, at worst, they are unjustifiably picky about who they allow and who they don't without any clear rhyme nor reason.

Please, please ensure you go for the most expensive travel insurance possible due to the state of airline industries, the notoriously poor customer service from airlines and issues like these that could cost you dearly. Travel insurance can be surprisingly cheap but we did not skimp on it. We have business heads.

We would encourage others contemplating their options to seriously consider whether they would want to continue with their booking with this provider and I'm also sceptical of the disparity between our experience and the other reviews about this provider where we have seen another review of Georgina cancelling on a family in favour of another customer supposedly booking for longer.

We'll be seeking legal advice with a view to recuperating our costs from this bed and breakfast through our insurance and adding the costs of the actual insurance policy to the claim where our insurance company may seek to refund us for the flights and pass on the cost of the flight costs to the bed and breakfast as well. We have also shared our experience with "Visit Wexford" and across review sites to warn others. We will also be looking into raising this with any relevant Irish authorities.

Lovely stay in this B and B. Perfect central location and very handy parking in hotel opposite. Very nice room and Marie was very friendly and helpful. Also, a very nice full Irish breakfast. Highly recommended for anyone staying in Wexford.
