Spent one night here when visiting Waterford and really liked it. It's a decent hotel. Our room was very nice, really quiet, comfortable and clean. Seemed to be newly done up. It was a large room. The staff were really friendly and helpful. Breakfast was good-full Irish, the continental selection was small enough but it's just an extra to whatever you order off the menu (porridge, pancakes, full irish). Overall we were very happy with our stay here.

The restaurant of this hotel is of a good standard, the staff friendly, welcoming and attentive but our room was disappointing.
It was poorly lit, had dark wall coverings which did not help and had a TV which could not easily be viewed from the bed.
The bed was comfortable enough and the ensuite bathroom was fairly modern.

My wife and I differ on our view of this hotel. "3" may be a little harsh but "4" would be too high

Firstly, this is not in my opinion, a "boutique" hotel, although I accept perhaps 10 years ago it could have been described as so

Bedding was quite worn / dated, the CD player in the room had its aerial wrapped round it, a rusting towel rail / radiator, no room safe, yellows and browns are now dated colours, and I believe the reading light was not working - ok,arguably these are all trivial but a boutique hotel has to keep up to date (the House Hotel in Galway where we stayed later was great / is a good example).

Potential guests may want to bear in mind that the location of the hotel is the "wrong" side of the river and so it is a half hour walk to the main part of the city.

On the positive, dinner in the hotel was very good / recommended and our room (315) was large

Met up with 4 friends for lunch. The sun was shining so we sat outside, with coffee, on the decking looking down to the river. Went inside for lunch which was lovely, lovely salads, open sandwiches and fresh desserts. Finished our afternoon with more coffees out side. The staff were lovely and attentive and there was no pressure on us to leave. A beautiful and unique setting. Great to have a hotel with an outdoor seating that isn't at the side of a road.

This was my final hotel while working in Ireland for 2 weeks. We booked 6 rooms for 3 nights.

The private road to the hotel was absolutely appalling with giant pot holes and large speed bumps. This took us to the carpark directly outside the hotel.

We walked through the main door where a man yelled out to us from a small side room, this was the reception area - they say first impressions count and we were eventually herded back into the hallway to try and find the correct direction to our rooms, one would have thought that in a hotel that charges this a night the man would have come out from behind his desk and at least pointed us in the correct direction.
Eventually 2 of us went upstairs while the remaining 4 proceeded via a lift to the basement rooms.

The rooms in the basement were dated and felt and smelt like they needed a deep clean. The rooms I am sure would have once been to an extremely high standard but that would have been many years ago. The large king size bed was actually 2 single beds joined together. The join could clearly be felt once you got in and the left hand side squeaked with every move, keeping me awake. Blankets were used which had a dusty smell.

The bathroom definitely needed a deep clean, on the surface ok but closer inspection saw cracked tiles, plugs not attached to bath/sink and dust. Towels hung over a rusty radiator, the bath mat was removed but not replaced on day 2.

Breakfast was lovely in the conservatory and freshly made once ordered. The waitress was polite and welcoming. This was possibly the best part of our stay.

On our final night we decided to dine out in Waterford itself due to the poor choice on the evening menu at the hotel. On our return we were greeted by a mass of people at the hotel gathering to have a party. We had to be up at 4.30am to start the final part of our trip so a good nights sleep was essential. When the booking was made this party was not mentioned as we would have made an alternative booking at another hotel.

Sadly sleep for the paying guests was the last thing on the mind of this hotel. A live band continued to play until 1am and the noise from the party carried on further until 2am. Absolutely appalling. One of my party who was staying in a suite upstairs telephoned reception at 11am to enquire how long the party was due to continue and was told they did not know and that the manager would telephone her back but they did not call. The noise was extremely loud and the vibrations from the music could actually be felt in her room.

A grey haired gentleman who we believe to be either the owner or manager seemed to hang around the hotel at various parts of the day and evening. His customer service could do with some help, as a smile and a friendly hello would not go a miss.

It's 2017, yet after ordering drinks at the main bar I was escorted back through the lounge and the hall to the reception area in the small room to the only pdq machine to make payment. Shocking that a hotel that appears on the outside to be high class only has one machine.

All in all I think the hotel owner/manager thinks this hotel is far better than it actual is and clearly needs to stay in a few hotels themselves to gain some ideas of what a high class hotel really offers its customers - it certainly takes a lot more than an over priced 'open sandwich' and a pot of earl grey tea. I would definitely not stay at this hotel again.
