We stayed here for one night, it's in a great location for the city centre, however our room was dirty. The bathroom had hairs in the shower and was full of limescale. The table where we ate breakfast was scattered with crumbs before we sat down to eat, and whole place was just generally dusty and dirty.

First impressions were not great, entrance outside was untidy, hall was cramped, dark and not very inviting. The double room, en suite was a reasonable size, brightly decorated, the view from the bedroom window was unto a back unkept garden. The bathroom was adequate, shower was okay and shower gel and shampoo were provided.The towels smelled clean but were shabby. The bed linens were clean and presentable, bed was comfortable, pillows were stained and not great. The room had maybe been recently decorated and was well presented. The breakfast dining room was cramped, edging past other guests with only inches to spare. The self service cereal, juice/milk area was small. The full cooked breakfast (no choice was offered), was okay. The table settings at the table we sat at were dirty, had to swap cups and saucers and side plates from another setting at our table. The sugar bowl was greasy and stained. Overall impression was that it wasn't that clean. The service from staff was minimal, just asking what you wanted, tea or coffee, no friendly interactions with any customers. It wasn't a comfortable or warm inviting atmosphere. To be honest I have stayed at much better accomodation for the price we paid. It was fairly well located, about a 20-25 minute walk to the Grassmarket area of the city centre, a number 27 bus on the opposite side at £1.60 would take you into the centre, £6 for a taxi. Would I recommend this B&B to friends or family, the answer is no.

The single room and the bathroom were clean, bathroom was big and modern, the single room was more old-fashioned, the heating worked fine. I had a view to the street, there was not a lot of traffic, especially just a few cars at night. I liked very much that you cold darken the room with curtains. About a 20-25 min walk to the castle.
The staff was very nice and fortcoming.
4 out of 5 stars due to the price-performance ratio.
