Located on a quiet residential street, this hotel doesn’t look much from the outside – a very low-key entrance, no lobby, and check-in is done in another building next door (it’s signposted). Going up to the room, it looks more like a dorm than a hotel. We knew that our double room would be small – and it was – but it was a pleasant surprise anyway. Spotlessly clean, large, comfortable bed, huge TV and an excellent shower. The bathroom is quite spacious, considering the room’s size. WiFi was good.

The hotel is just a block away from the busy South Bridge with its restaurants (especially recommend Mother India Cafe, a few blocks away) and shops. It’s just a few minutes’ walk down to the Royal Mile.

All’s well so far, but what really makes us thoroughly recommend this hotel is the breakfast. It exceeded our expectations by far – the breakfast room is nice, there’s lots to choose from, and eggs, pancakes etc cooked to order. Staff was very friendly and accomodating, too.

Prompt check in, staff very friendly. Lovely hotel, very clean decor up to date rooms.
Breakfast room very stylish, staff in the breakfast area were very accommodating and welcoming. Breakfast consisted of cooked Scottish breakfast, toast, cereal, fruit, cooked cold meat, cheese and juices.
Only real potential the rooms are over 4 floors, and there is no lift, so if mobility issues ask for a ground floor room.

I was totally surprised by this little gem of a hotel. The rooms maybe a little cosy for two people but the super comfortable king size beds, location and awesome breakfast totally makes up for that. Definitely would recommend and will stay at this hotel again. Great location for the centre and the shops too.

The only downside is there is no car parking facilities which can prove to be fairly expensive for on street parking. I parked my car for two nights at St. Leonard’s 24hr car park £19 per night. Saved me the hassle of worrying about meters running out and the infamous Edinburgh blue meanies putting a ticket on my car.

Formerly a student campus and now completely refurbished this is an ideal base for a short stay in Edinburgh. The room is small but perfectly adequate with a queen size bed, table and TV. Just about enough storage space and there is a “dead” space next to the bed where some extra shelving could have been fitted. Good shower facilities.
The breakfast area is next door and offers a decent range of hot and cold breakfast. The fried breakfast is delicious and is cooked to order so it always arrived nice and hot. The service was excellent and the staff attentive.
The one caveat to this hotel is the variable nighttime noise. The road appears to be something of a cut though and lorries and vans regularly make deliveries well into the night. As there is no air conditioning (which really is needed) the window had to be left opened or we would have cooked. Bring some earplugs!

The only drawback against this hotel is the tininess of the room, which can make it difficult to open 2 suitcases. Another thing to take into account is that there is no elevator, but if you have trouble to climb, you should think twice before coming to edinburg for a visit, the city is not very accessible.
Except that, everything else is perfect.
The location 300 yards away from the royal mile makes it perfect to visit the city.
The room, tiny, are optimized for confort and convenience. Beds are huge and very comfy. The bathroom is ok with a huge shower very appreciable after a day to climb the city hills (or Bens or Monroes or nevis, call them how you want, this is evry thing but flat). There are USB sockets to charge your devices in the room and in the nightstand.
Breakfast is served in another building and is with everything you can wish, cold buffet and cooked on order. All that included in the room price. There is certainly no better deal in the city.
Definitely a place to recommend.
