Really enjoyed our stay here. Quiet location and great breakfast in the morning. Good parking. The housekeeping is perfect too. There's a beautiful historic stained glass window as you go up the stairs

We were looking for somewhere affordable and with parking and found this little gem. Situated near Arthur's Seat and just round the corner from the commonwealth pool (also worth a visit if your a swimmer). We were in one of the small rooms on the top floor. It was compact but had everything we needed with a comfortable bed and good powerful shower.
Breakfast was good, slight confusion on our first day as everybody turned up at the same time and all wanted cooked breakfasts, but the friendly staff were very apologetic and there was no real issue.
Location is very handy, walking straight down the road will (eventually) bring you to the centre of the Royal Mile. We walked in everyday, it's flat so not to difficult (I don't do hills) and there were plenty of shops, restaurants and pubs to break it up. If you don't fancy the walk, the area was well serviced with buses.
The building itself was very attractive with a stunning stained glass window in the stairwell and an explanation of its history.

The location is great. Just along the road to the bus stop and short ride into centre although we also walked into the centre a couple of times, so not far.
The owner was helpful and eager to help with advice on where to go etc.
Nice breakfast too with everything we needed to set us up for the morning.
Only downside was the room which was very small. Also the bathroom was tiny with poor water pressure but otherwise it was great.

Friendly staff, free off-road parking (getting rarer in Edinburgh), great cooked breakfast, clean, comfortable room, check-in from 12 noon and 15 minutes walk from Princes Street. Will stay here again when back in Edinburgh.

Great location within easy walking distance to City Centre. There is also a bus stop about a block away. As a solo traveler, my ensuite room was large and comfortable. Breakfast was good and the owner was very friendly and helpful. Parking is also available. I arrived early and they graciously held my luggage until my room was ready. Good restaurants and pubs are within a short walk. Good quality for the price. I would stay here again.
