We chose this hotel as a base for exploring Edinburgh during the Festival time when most places were booked up. The bus connection into town is good and relatively frequent with bus stops right in front of the hotel. It takes about 25 minutes. The hotel itself is friendly, spacious, and very well organized. Our room was clean, big (we had received an upgrade to an executive room) and very comfortable. The extra bonus was the big size swimming pool allowing proper swimming as exercise, not just a paddling pool. Very welcome to relax after the long day's walking from sight to sight to performance etc. Breakfast was good and if we had come earlier, it would have been fresher. There is even a choice of freshly cooked breakfast. The staff could not have been friendlier either. Nice hotel.

Room Tip: Nice swimming pool, quiet hotel, a little outside of the city, good bus connection into town

Room was a decent size and kept very clean. Good size TV and comfy bed. Furnishings otherwise a bit tired. We were on the top 3rd floor and used the lift going up with our luggage - very slow and left us a bit anxious about whether it would get us there! Didn't book breakfast as we felt it was a bit expensive at £11 each, and there were plenty of places in the centre.

Thank you for your comments. Our central lift had new motors and cables installed last year so it is in effect a new lift. Breakfast if booked as part of a bed and breakfast package can be less than £9 per person.

Only there for 2 nights on Coach Trip to Tattoo, Clean rooms, good food especially buffet breakfast, helpful staff pity bar did not open longer than 11.00pm rooms cleaned promptly and tea, coffee changed

Lovely room and ensuite, very convenient for bus and train into central city. Very good breakfast and friendly staff. Would definitely stay here again.
Food in bistro a bit average but ok.

We came for two nights and straight away received a friendly warm welcome.
We had a room on the second floor which was quiet and a good size. Honestly though, it could do with re painting and the wall paper in places was peeling but it did have a large new bathroom.
Food lovely and we ate at Lauders the restaurant in the hotel and breakfast fantastic. Really set us up for the day.
My boyfriend used the pool which he said was ok and a decent size.
We would recommend the hotel and the train is a five minute walk away taking ten minutes to Waverley so perfect location.
Only criticism is the cosmetic work which needs looking at. As mentioned the hotel is very tired in places and old fashioned.
Cannot praise the staff enough for friendless and service.

Thank you for your comments. We have a large programme of remedial work to get through in the Autumn to get everything back to normal. The reception area is having a complete remodel over the winter months.
