“Perfectly located for the Festival”

We spent 5 nights at Duncan's Land during the Festival and had the most wonderful stay. The apartment is comfortable - with the free wifi enabling us to make last minute bookings for festival tickets a doddle. The location is perfect, with the lovely restaurants and shops of Stockbridge on the doorstep and all the Festival venues within walking distance. Morag made the booking, payments, all comms, really easy and quick. We would love to come back.

“Simply Comfy”

We arrived at Duncan's Land Apartment after a long and hectic journey. After some looking around for the entrance to the property, we were delighted to find a comfortable apartment in an historic looking building.

The apartment was well located in the Stockbridge area, with many restaurants, cafes, and food stores along the main street. Inside the apartment we found a very helpful written restaurant guide for the neighborhood. The apartment was walking distance -- or a short cab ride -- to the Castle and the Royal Mile. So it would make a great base for business or sight-seeing in Edinburgh.

As the apartment had several big windows facing different directions, it was great for people watching. The place was very well-decorated and equipped. It made us feel like we were home. While it was chilly and wet outside, it was nice and toasty inside.

Morag had also done everything to make sure our stay was nice. The directions to get to the place and the key were clear and easy. We walked into the kitchen to find a welcome basket with oatcakes and jams, and milk in the fridge. We found everything we needed in the apartment easily. There were wifi connection and even board games in the cupboard! We wish we could have stayed longer to enjoy the apartment fuller.

“The Late Review”

We were delighted with the comfort of the accommodation and the attention to detail that Morag had included. The apartment is stylishly decorated and we appreciated the welcome pack. There are numerous shops nearby for extra provisions and the drawback of city parking can be overcome with a little ingenuity and a willingness to walk (I parked adjacent to the Botanical Gardens if we were staying in Edinburgh for the day as the parking is considerably cheaper). We thoroughly enjoyed our stay and would highly recommend this apartment.

We are sorry that you were disturbed by neighbour noise at unsociable times and we have alerted our upstairs neighbour to the issue and he has agreed to be more considerate. We have also suggested he carpet his rooms which would absorb the noises considerably. Hope you return some day to test it out !

“A beautiful oasis in the heart of Edinburgh”

My husband and I rented Duncan's Land for 11 nights. I looked online for quite a while and I was delighted when I found this property, for I was hoping to stay in the Stockbridge area. Correspondence with Morag was easy and she was a complete pleasure to deal with, always responsive and very helpful.

Happily, the apartment was everything I had hoped for, and more: stylish, convenient, and very comfortable. Having the entire second floor was almost like staying in our own wee house! It was extremely generous of Morag to supply coffee, milk, butter, bread, and jam before we arrived, as well as fresh flowers. As others have mentioned, the kitchen is well stocked with plenty of good-quality dishes, cutlery, and pans, and the large bed is firm but not too hard. The serene living area (lounge) was a welcoming place to relax after a day of touring; we were especially grateful for the gas fireplace, which was a big plus since Scotland was a bit chilly in May.

Away from the Royal Mile tourist crush but close to the heart of the New Town, we agreed that the location was perfect. Three bus lines (24, 29, 42) stopped right across the street, and a fourth (36), which runs between the Ocean Terminal at Leith and Holyrood Palace, was only a block away. Easy food shopping was available at the Sainsbury Local and also at J. Mellis Cheesemonger. Two wine shops were literally around the corner, one with good frozen takeout dinners. In addition, we enjoyed lovely meals in the neighborhood at Henri's (French), Peter's Yard (pizza), Lancer's (Indian), and Hector's (gastropub). The apartment was also just a few minutes from the scenic Water of Leith Walk, where we saw a heron (!) and walked to Dean Village, an historic enclave out of a storybook. Indeed, even though we took the bus a lot, it was easy to walk to Queen Street in less than 10 minutes up Gloucester Lane, a pretty cobbled street.

Most of all I enjoyed gazing down at the verdant garden and watching the soft northern light beam through the windows. Since the building is so old the walls are very thick, and the effect was like living in a Scottish genre painting. By the time we left our Edinburgh "home" it was deeply beloved and we would stay there again in a heartbeat.
